Montrose parking garage designed to be 'future proofed'

The parking garage at the Fairview District, a mixed-use development underway in the Montrose area, will mirror most parking structures in that it'll take up around half the total space of the development it serves. It won't always be that way, though. The garage was "future proofed," Gensler's Peter Merwin said, and designed in such a way that can easily be converted into a multifamily development.

Instead of being designed with ascending and descending ramps, the Fairview District's roughly five-story parking garage will feature a single ramp on one side of the garage. The boxy structure of the garage itself will house five flat levels with ceiling heights between 10 feet and 15 feet. Should Houston's love of cars wane over the years, the ramp will be easily removable, Merwin said, and the concrete structure will easily facilitate a conversion. He designed the garage in a way that'll be easily convertible to an apartment development, though it could feasibly be converted to an office development, too.

New info: Caydon Property Group is the developer, this will be their second project in Houston. Plans call for two mixed-use residential towers according to the updated FAA filing. Gensler is the architect.

Improved Market Conditions Spur Camden To Resume Work On 550-Unit Downtown Development

Now early 2018 construction start.

Another downtown apartment project expected to start up

Another stalled downtown apartment project could be moving forward in about six months.

The Houston Chronicle reports that Dallas-based Trammell Crow Residential received an extension on its agreement to build one of its project through the Downtown Living Initiative program. Now, the company is expected to begin construction at 800 Walker early next year, and it must have a temporary certificate of occupancy by May 28, 2020, to receive the incentive, per the Chronicle.

This unnamed project will be 40 stories and will be near Discovery Green. It was designed by Houston-based Ziegler Cooper Architects, per the Chronicle. As of 2015, when the Downtown Living Initiative reached its cap, plans for the project included 314 units, and construction was expected to be complete in the second quarter of 2017. As of March, that projection had been extended to the first quarter of 2019.

Is there any particular reason why Houston has a standard cap at 40 stories for residential high-rises? Dallas and Houston have recently went over that number but Houston seems to stop at 40.

The is no cap, but up to this point it's what market forces have dictated for the Houston market.

That will change when DT becomes a more residential hotbed but right now there's nothing wrong with that.
