The renders on their website show a cornice. So I imagine that they would repoint the brickwork and then install the cornice.

Plans show a cornice, but it looks like they will either have to make the cornice larger or repoint some of that brick. There are elevations/renders a few rows back.

those arches look AMAZING now that the whole thing is cleaned up - very exciting to see this moving forward!

I do wish they had cleaned the facade of the building beside it though..

also itd be really cool to see the tip top tailors sign repainted - even though I know part of it is going to be covered up.. it's been an iconic sign in the city!

Isn't the building next door owned by someone else?

I would like to see the sign restored too (and there is precedent with that very clothing company) but the additional floors on top will conflict with it. Perhaps Core Urban can at least clean up the part that will show, if they're keeping it.

or maybe they can swap it and replace it on the other side of the building where there is all that space and replicate it there.. or put a new sign on the sign that says "tip top lofts" to mirror torontos conversion of their head office into lofts..

and yeah I think the other building is owned by someone else.. it would be nice if there was some sort of company that went around and just cleaned all the old buildings.. this building is a great example of the good that can be done by removing over a centurys worth of soot and grime..

On the plus side though the brick colour of the building shouldn't be hard to match - the bricks look like they came from the red clay brick factory up on lawrence rd..

I like that rendering...I like the hybrid of the classic building design and architecture with the newer elements added in.

This article makes reference to some uncovered gems in the Mills building...

In one, built in 1915 for Stanley Mills & Co., crews pulled down a dropped ceiling. Turned out there was another false ceiling above that and they knocked it down too. And then they discovered not one but five beautiful domes. This is slated to be a restaurant, so that spectacular ceiling will make for classy space.

Curious if any pictures were taken yet.

Also of note from Wilson's piece, per previous conversation about the Tip Top sign: "Back at the Core Urban project, they're ghost-ad fans and are looking to preserve the two on their buildings — Tip Top Tailors and Herbert S. Mills English Bone China. Yes, they're faded. But both are landmarks."

The Alley building is long, probably 200 feet, with three floors of long rows of blacked out old windows facing west. The old owners don't appear to have done work in those units, at least from how the exterior looks. If Core can connect the buildings they may be able to utilize all that space which may otherwise have been inaccessible due to the limited access off King. Those could be really nice offices.

Maybe CU could convince 12 and 14 King East to sell and they could bring back that whole structure. That would be an amazing floorplate... and quite the view to Gore Park

so I am really torn on the development..

I have been going by it rather frequently and the steel skeleton structure inside they are putting in is just destroying the windows.

You look inside and all you see are the steel beams - some of them cutting the window views inside in half horizontally, some vertically - it just seems like a lot of the open space is being butchered, and the beams are so close (well they look close anyways, could be the perspective) to the windows inside that I question how well those windows will be able to be used inside..

it looks like in order to support the addition on top they had to build the steel beam skeleton UNDER the already existing floors and beams, which cuts down the height and available space..

I noticed with the rendering they seemed to account for this a bit by splitting up the windows - where the mullions on the windows are are pretty much the height of the beams..

I dunno, I mean I designed buildings, I know things like this have to be done to have proper load calculations and even distribution of weight, I just wish that perhaps it coulda been done a bit better, but I will reserve my full judgment until it is done.. this is just my initial observation..

from memory, this is what the steel beam skeleton looks like inside roughly.. and it looks like (from the perspective anyways) it's only a couple feet from the windows inside..

..and yes those are roughly the thicknesses of the beams...

look at how visible those advertisements - and even then the 2/3s of the building on king had been removed..
