That's incredible news. It's been 15 years since Colliers Center was built and they had a proposed Marriott hotel on the pad where the new apartment building would go. That's really great news. That whole area is gonna be dense!

If this happens, it appears to be a decent amount of time from now, here's to hoping.

in twelve months they need to have their site plan reviewed and application in or else it expires.

So next September they apply for a variance.

The September after that they apply for construction.

The September after that they start construction.

Completion date March 3, 2024 or something. That's how permitting works.

Oh well, that's assuming they take the maximum time. I dont work in development but I think we have all seen projects move quickly if they have the financing and the developers want to get it done.

There is no reason to think this is going to be an 8 year process.

This application is a great development! I *believe* Block 23 submitted the same pre-app in september 2016, then broke ground (technically haha) in April 2017. Only 7 months!!!!

Developer can move REALLY quick if they want to. BUT we dont know how far they are in the development process yet... im sure we will get more information soon....

Either way, this is awesome!

I know, but downtown is healthier now that it has been easily since the 1970's hell maybe ever, I wouldn't look to past experience back from the 80's and 90's as indicative of what can happen today.

It's increasingly obvious a good amount of proposed developments are getting or are going to be completed. And with Block 23 developing with a full service grocery store going in, Colliers isn't stupid and they are going to get in on it while the market is hot.

And they have managed to more or less fill out the retail with successful bars and restaurants, finally.

Having that many residences onsite should help the "center" as well with its retail problems. Same strategy im sure for the AZ center with its res hi-rise in the works.

And with some really good luck, Barrister, a tower next to Spaghetti Factory and the supposed phase 2 next to BMO Tower. Not holding my breath on the last 2 though.

So that is 12 ~20+ story buildings in the pipe for the next few years. Not including the continued smaller projects.

Now that RED manages Colliers Center as they do Cityscape and Block 23, this should move at a faster clip than in the past. Plus, the platform for the building already exists. No excavation, etc. Be happy for once rather than rain on the news....

FYI: Hearing Barrister hit a snag and is in a holding pattern. The development is NOT dead (yet at least)....

I'll update you all with more information shortly.

I'm not one to get excited about potential, plenty of time for excitement when it's a sure thing.

ha, i remember seeing that pic in the AZ Republic back in like '95 i wanna say. i hated that the 2nd "tower" was shorter than the BofA "tower" and i hate the idea now that prime land like that would settle for anything less than 400'. but we are in phoenix...

Did anyone happen to check out what they'll be doing with the Monroe Street Abbey. They explained some of it last week at First Friday, but I haven't heard anything about it.
