I don't think that's correct. The address on the permit is 530 West Peachtree, and the parcel ID (14 00790004052) is the SW corner, not the NE corner (where the Georgia Life building's attached deck is). There's a parking deck there bounded by Linden, Spring, and West Peachtree.

The details below state this development will be on 27 aces. I have heard the Gulch property is between 70 - 120 acres. Does it seem accurate for CIM Group to be stating this project with 15 Million sqft will be built on only 27 acres? Hudson Yards in NYC is 28 acres.

This DRI is located in the City of Atlanta, roughly bounded by Centennial Olympic Park Drive
on the west, Marietta Street on the north, portions of Forsyth Street and Ted Turner Drive on the east, and
portions of Martin Luther King, Jr. Drive and Mitchell Street on the south. The proposed developoment
consists of 1,000 residential units, a 1,500
-room hotel, 9,350,000 SF of office space and 1,000,000 SF of

I was curious what it might look like in 3 dimensions (my dementional prowess with photoshop is a tad limited) so I created this graphic to help visualize it. blue is office/retail, yellow is residential, purple is hotel, and green is office. My attempt in representing height is not scientific and completely by eyeball.

While I too wanted some massive skyscrapers (and probably a little more residential...), I want to keep this in perspective:

All of them will make an impact on the skyline from the west looking eastward. Some of which would change the skyline dramatically, where 5 should be the same height or taller than NCR.

MetLife Managing Director Charles Davis said the insurance giant is in the planning stages of new developments in cities like Tampa, Orlando and Midtown Atlanta, where it is in preplanning on the nine-acre assemblage off 17th and Spring streets that is home to a collection of older buildings and the popular Nan Thai Fine Dining restaurant.

Davis did not offer details of the mixed-use redevelopment there, but MetLife tapped JLL last year as a master developer on the project. It is one of the handful of Atlanta sites pitched as a potential location for Amazon's HQ2 project. “We'll have some great announcements on [the MetLife site] later in the year,” Sivewright said.

The question I have: Is it conceivable the buildings outlined below could equal 9+ Million sqft of office, 1 Million sqft of retail, 1,000 residential units and 1,500 hotel rooms?

The new GWCCA hotel with 1010 hotel rooms is speculated to be 42 floors. CIM Group is planning 1,500 rooms in a 350 foot building (approximately 35 floors).

This just seems off.

It's possible.

One could have really tall ceilings and the other cold have really low ceilings. The room size could vary as well.

Parking has to be factored in too. Does the floor count include a parking garage or not (that adds additional height / floors)?

The average floor height for a hotel is a little over 10 feet.

It depends on the floor plate. Which we don't have here. The footprint of the building is plenty large to put the ~50 hotel rooms per floor to make 1,500 rooms in ~30 floors work.

I'm also disappointed about heights. All these 20-30 floor buildings Atlanta has gotten make the city look much more like a real city. But it's time for a damn trophy.

Agree. For many years we could claim "tallest outside of NY and Chicago". Now we've been passed up by Philly, San Fran, LA...when are we going to get another supertall, if ever. I ain't getting any younger.

Detroit's getting a 800ft / 53 floor skyscraper soon. Until now, these are the only buildings taller than 300ft / 17 floors it has seen:

*Greektown Casino Hotel - Built in 2007

*One Detroit Center (formerly Comerica Tower) - Built in 1996

So yeah, getting a supertall skyscraper for dick-measuring purposes would be nice. But do you really want to trade Atlanta's slew of developments for Detroit's?

Of course not, and that's not what I said (I can't speak for others). Bank of America Plaza was constructed 25 years ago...an entire generation. All I'm saying is it would be nice to have another tower over 1,000 FT. But, as I said, perhaps it's not in the cards for Atlanta. This is a skyscraper forum, after all.
