The four-story structure lines up with its neighbor to the left, rising to a height of 50 feet. It will yield 5,000 square feet of space, to be divided amongst seven apartments. Each unit will have an average of 714 square feet, indicating rentals. The site is two blocks away from the Gates Avenue Subway Station, serviced by the J, M, and Z trains.

Permits have been filed by an anonymous LLC for a six-story residential building at 679 Lefferts Avenue, in East Flatbush, Brooklyn. The project is ten blocks away from the Kingston Avenue Subway Station, serviced by the 2, 3, 4, and 5 trains, and the area around the site is predominantly residential. Today, YIMBY also has the first renderings of the design, by IMC Architecture.

The building’s façade is going to be fiber cement and concrete panels, with floor-to-ceiling windows in the front.

The 60-foot tall structure will yield 8,070 square feet of space, dedicated to the ten apartments. The average unit will be 807 square feet apiece, indicating rentals. There will be a lobby with a doorman and outdoor recreation space for tenants.

The firm’s Principal, Eugene Mekhtiyev, told us that “the design is inspired by older masonry architecture prevalent throughout Brooklyn… The project is meant to fit within the context of the borough while providing a unique design.”

The style does vie on the side of modernism more than traditional. Corrugated black metal panels create a strong contrast with the masonry. The façade is unified by the inclusion of four protruding two-story black metal window frames. The masonry does extend to ground level at the main entrance.

Tenants will have access to a fitness center, eight parking spaces, and a landscaped front yard.

The project is expected to be finished within 18 months, and the developer is listed as an anonymous LLC on the permits.

The 74-foot tall structure will yield 39,830 square feet of total area, with 700 square feet dedicated to a medical facility, and 32,600 square feet dedicated to residential use. Tenants will have access to 16 vehicular parking spaces, storage for 25 bicycles. Amenities for the site include a fitness center, doorman, conference room, and recreational space on the ground floor and rooftop. 49 apartments will be created, averaging 665 square feet apiece, indicating rental use.

Brooklyn-based Zproekt is responsible for the design.

The design process is still ongoing, and construction is expected to begin in 2018, with a speculative completion date between 2020 and 2021. Demolition permits have not been filed yet.

Up above, the rest of the redevelopment will be residential, with condominiums expected. The second floor will total 2,954 square feet, the third 2,553 square feet, and the two top levels will both clock in at 1,425 square feet apiece. That component will be split between seven units in all.

The lot is 50 feet wide, and the design will do a nice job of integrating the old building at the corner. While total demolition would probably be more appropriate, the end result will still improve upon a formerly vacant parcel.

Completion is likely by 2019.
