I really hope they don't completely remove the bamboo.

Or, if they are concerned about sigh lines then why not use some windmill palms Which also don't threaten to be invasive. Or maybe flowing dogwoods or cherry trees... (or a mix!).

But I am sure they will go for some plain Norwegian Maples...

The aesthetics of the building's glazing aren't mentioned, but the report says "Triple pane glazing throughout (UIP-0.25 or better)". Oxford's MNP tower had triple glazing, and isn't noticeably green in colour, so it's not a given.

It's interesting that the building isn't going to be plugged in to the downtown energy system for heating. Rather, "this project is registered as a pilot project under the CaGBC’s Zero Carbon Buildings Framework, and is planned as a highly efficient all-electric building, resulting in a near-zero emissions building."

There are quite a few conditions that will probably alter the appearance - the requirement for solar shading with design informed by energy modeling, greater differentiation in appearance of the four 'boxes' and an avoidance of shadowing on Harbour Green Park between spring and autumn equinox. That means it'll either be slightly shorter, or reshaped.

It's likely that the applicants have agreed that all these can be achieved in the subsequent Development Permit or they wouldn't bother to proceed to rezoning.

If they seriously reduce the height that would be insane.

Always hilarious how the self proclaimed greenest city is so afraid of taller towers (and seems to have a never ending list of concerns in their bag of tricks to prevent taller towers even when they are proposals located within locations previously identified for taller buildings...).

I am pretty sure that such action won't be done for this tower, but still you think this city would have matured a little more after seeing that the sky didn't fall after the construction of the Shangri-La and Trump Tower.

- they'll be leaving TD Tower, where they have the 16th, 22nd and 23rd floors
(TD Tower has 16,000 sq ft floorplates, so that's 48,000 sq ft unless then downsize in the move.)

1133 Melville has floorplates at 12,300, 15,300, and 20,300 SF

My company's head office occupied the whole 6th floor of the existing building at 1133 Melville, however I can confirm that they made the big move earlier this week, so the demolition date must be creeping closer.

Hmmm... not the first location I would have thought they'd go to, but perhaps there's a business connection/relationship that has something to do with their choice.

I don't mean anything underhanded by saying that. Sometimes, business relations can drive real estate decisions, plain and simple.

EY's office in Toronto moved into a new Oxford building a year or 2 ago
(the one that resembles MNP Tower), so having a common landlord makes some sense from a negotiation perspective.

In terms of location, I think we'll only see more and more of this kind of move by larger tenants away from the old buildings in AAA locations to brand new efficient buildings like TELUS, 745 Thurlow and 1133 Melville in slightly less central locations.

Not saying this was a primary factor for E&Y, but this is definitely a trend in the industry.

TD Tower should always do well because of it's location, but I think it will slowly transition to smaller tenants as it becomes older (it's already been showing its age for years now).

TDs already old enough that it's seen its major churn and turn into a 'A' building rather than 'AAA'. Next up is park place and in about 10 years Bentall 5.

That would make me feel really old. That building was one of the hottest topics on SSP Vancouver for a long time about 15 years ago, way back when it was originally capped off as a mid-rise.
