There is no viewcone over the site. The Granville one is in the middle of the street next to the building.

I also find the top of this tower unusual.

I've never seen that much of the top of a building's core exposed.

The north/sides of the core will be blocked off for the mechanical with amenities facing Granville.

There must be some reason (reduction in elevator demand?) or maybe just design.
The City of Lougheed towers are similar.

I see, but I'm still trying to understand the benefit of it to the lost of penthouse prices (or rental income) of prime real state.

I think the amenity use and height limit played a factor?

Quote:
The CD-1 Bylaw contains provision for additional height for common indoor rooftop amenity space. The rezoning proposal did not take advantage of this additional height provision and incorporated the amenity and mechanical space all on the 39th Level. However, following rezoning approval, the applicant revised their plan to add an additional storey solely serving as indoor amenity on the 40th Level.

The overall building height is within the prescribed CD-1 bylaw allowances while the proposed height is consistent the Refined Directions of the Broadway Plan which stipulates heights up to 30 to 40 storeys in station areas.

It gives far more shade and shelter than if the outdoor amenity was on the top floor roof. Note how it's on the east side of the building, same the City of Lougheed towers referenced above.

There's a new section of steel on the east side of the roof going up for the mechanical room (?).

Don't ask me . At least they're filling in that prime real state space.

This afternoon, pics by me.

Weird.
The floors in the steel addition are higher than the adjacent condo floors, so it's not living space.

I'm not yet convinced it's a permanent element of the structure. None of the renders of the building suggested any cantilevered section, and that frame appears to be resting on a pair of steel I beams above the exterior construction elevator. Assuming it's being built to the plans, the top floor of the building has amenity space, rather than apartments.

The only other thing it might relate to is a DP approval note "Considerations should be given to subtle but distinctive feature lighting of upper levels of the building to provide visual interest on the skyline when viewed from the multiple aspects"

But doesn't there seem to be a mechanical enclosure next to the core on that side (Levels 36 and above)

https://vancouver.ca/files/cov/1477-...pendix-d-1.pdf

(Not sure if these plans are out of date)

Would they setup a temporary structure like that just to extend the construction elevator up to the top levels of the building?

Or this from the rezoning referral report:

Quote:
(b) Introducing architectural elements to the roof level intended to visually “crown” the top of the building;

Thanks!

So the horizontal beveled panels are dark brown, and the vertical beveled panels are light beige.
... and wherever there are white panels, the coloured beveled panels have not yet been installed.
