Renderings have been released for the revised project - and it is going to Council on Monday for 1st / 2nd readings.

Liking the boxy massing and contrast/distinction between the blue and white portions of the towers.

Townhouse podium along University Dr also looks very good - creating an urban streetscape.

Variation in tower heights is good - stepping up towards the city's core.

Looks like it has both two and three storey townhomes? Interesting. Totally dwarfs the Mayflower co-op tower, which is a bit awkward.

These images made me realize how up until now most of the development in Surrey has been west of the Skytrain tracks. I wonder why there has been so little east of them?

Glad to see some more infill towards Gateway. The sooner that happens the sooner it'll build outwards a bit more.

I like it. The floorplates seem decently large. I would love to see the mayflower get replaced or at least develope something in the front of it

I think I saw a plan once to develop the front of it with some commercial. It's looking more like a tear down at this point though - especially given it is right across from City Hall. Not a great use of that land.

Now that the tent city is gone, and Veterans Village will be starting - that should start to happen.

What are the odds of a tear down? That's gonna be touchy. Wouldn't want a replicate Metrotown's affordable housing drama right across city hall, when there's vast expanses of undeveloped land - also right across city hall.

Would've liked to see the tower come right up to the corner and create a nice canyon feel between the first university tower kitty corner!

But looks great otherwise and exciting to see this come to market.

I'd assume the one 3br unit is at the penthouse level.

If I was to venture an educated guess, it is because most of the properties west of SkyTrain have been empty lots or residential homes on square plots of land. Most of the properties east of the SkyTrain tracks are commercial/retail and have tenants and/or are oddly shaped properties (not square).

Takes a lot more time to push out a business to redevelop land than buy out a home.

But with the development coming for the Save-On/Canadian Tire land there, you're going to see 7 towers in the "east" portion. Also GEC is technically east.

Agreed - and the owners of the commercial properties may be holding out for longer term gain, and may depend on if the owner is a small entity or a larger entity.

Probably cheaper land to the west, and I think they want the east to be more non-residential
