Purpose-built storage buildings are usually difficult to convert for that reason. On the upside, they have sturdy foundations that can sometimes take on additional floors.

Plus, most of the self-storage places are now owned by REITs which like the ongoing income and not really in the business of recognizing capital appreciation.

"Construction is poised to start soon on a new Hampton Inn & Suites by Nationals Park, one of a handful of planned hotels to be built in the area in the next few years.

The Buccini/Pollin Group has picked Sigal Construction Corp. to build the 168-room Hampton Inn & Suites Washington D.C. Ballpark hotel by First and N streets SE. Sigal spokeswoman Melyssa Leibowitz said the company is mobilizing its work crews and that construction is set to start "any day now." The 13-story hotel is slated for completion in the second quarter of 2015..."

"Plans for a new condo building in the U Street Corridor will incorporate a historic church into the design.

Sorg Architects unveiled the design for the project at Monday night’s ANC 1B Design Review meeting, where the committee gave a tentative go-ahead to both the design of the development and the developer-architect’s request for two zoning variances..."

That building looks great. Speaking of Shaw, Urban Turf reports that the neighborhood might be getting a Harris Teeter.

Southwest updates

A local blog reports that a 260-270 unit apartment building is planned for a parking lot on South Capitol Street, SW, directly across the street from the Nationals stadium. Hopefully the 7-11 on South Capitol Street has a date with the wrecking ball soon.

Also, construction on the massive Wharf development is expected to begin soon.

"It was announced at this evening's ANC 6D meeting by Hoffman-Madison Waterfront that they intend to hold a groundbreaking ceremony sometime in late March for phase one of The Wharf. Phase one includes parcels 2, 3, 4, 5, 11, and the waterfront park, which goes from west of 9th Street to 7th Street and then skips to St. Augustine's at 6th and Maine avenues..."

MLK library modernization

Renderings for the three different proposals to modernize and expand the Martin Luther King library have been released this past week. Personally, I would like to see this building sold to a private owner and the library relocated to L'Enfant Plaza, to encourage development of the Southwest Ecodistrict initiative. The revenue the District could get from selling its Metro Center facility could likely pay for a new library at L'Enfant.

Wisconsin Avenue/Glover Park pocket parks

Here is a website by several Glover Park residents who are proposing to create several pocket parks throughout Glover Park, including the triangle spot of land at the Wisconsin Avenue/Calvert Street intersection. The Wisconsin/Calvert pocket park could help achieve some of the traffic calming and pedestrian safety goals that the recent Glover Park streetscape sought.

Additionally, with this potential park, the Cathedral Commons development, the new American University law school, and Babe's development, there is the potential for great platemaking and to significantly improve public spaces along the Wisconsin Avenue corridor.

Two new stadium renderings were revealed at a preseason event for DC United. The architects are Populous, who have planned many stadia around the world. Additionally, DC has come to an agreement with Pepco and Akridge for their part (the majority) of the land acquisition, with Mark Ein and the Salvage Yard still negotiating.

"Plans to build condos on the site of a Georgetown gas station are again moving forward, albeit slowly.

Developer EastBanc has long been planning a residential project on the site of the Key Bridge Exxon station at 3607 M Street NW (map). The latest proposal calls for between 26 and 28 units, and the project, called “Georgetown Hillside” in its submission to the Old Georgetown Board, will go before the board and the neighborhood ANC in March."
