No, the thread hierarchy is changed.

This thread is for the posting of news items and is in the global P&C subforum.

This thread is for all development talk about city related projects, and is in the Northeast subforum. If it's within city limits, it goes there.

And this thread is for urban development news and talk for the region (i.e. Bucks, Montgomery, Delaware, and Chester cos. in PA; DE; and South Jersey). That would include places like Lansdale and Phoenixville and Ardmore and Camden and Wilmington and Collingswood and Dover and Trenton and Cape May, but it does not include projects within city limits.

Essentially, what we've done is moved chatter into the Northeast subforum while keeping news items in the global forum. We're considering retiring Thread IX as part of this project as well.

The Wilmington, Camden and Atlantic City threads have been merged into here. This thread will now be titled, and cover:

This thread is for development updates for the surrounding Delaware Valley counties of the Philadelphia Metropolitan Area.

King of Prussia, PA

Mall expansion. I'm sure you all probably know about this already. The expansion connects the Plaza and the Court, and will make on long continuous mall. The expansion is adding 170,000 square feet of retail space, or 50 new stores/restaurants. Some stores currently confirmed for the expansion include: Carolina Herrera, Vince, Stuart Weiztman, Robert Graham, Clarins, Diane Von Furstenberg, Bottega Veneta, etc.

The project is well under construction, and will be complete in August of 2016.

SEPTA Rail Expansion. The expansion would extend the Norristown High-Speed Rail Line to King of Prussia. It will stop in King of Prussia Mall, at the King of Prussia business park, and possibly the Village at Valley Forge, the Valley Forge Casino, etc.

Cardinal Crossings proposals continue to see a lot of push back from the community. Latest proposal eliminated Hotel, Carrige Homes and Community Center in favor of sports fields and more office space.

Unless they'll have a second site, Primark is already open in the lower floor of the former Sears. Dick's Sporting Goods took the upper level. Speaking of second sites, I heard that Shake Shack is going to open an outlet in the new connector.

Since we're in the area, I appreciate the amenities going into the Don Guanella site, but that open space mitigated the feeling that you were in the middle of such a built-up county.

Seeing the recap of all of those projects consecutively makes me cringe.. Specifically, the cookie-cutter "town centers" of KoP, Cardinal Crossings, and Granite Run.

while conshohocken is dense for a PA suburb, all those parking structures really prevent it from being more like what you see outside of DC. The office buildings are somewhat urban in form and are hi rises, but they are either on top of or adjacent to huge parking garages. It's quite apparent that the developers don't expect many to do anything but drive to the jobs in Conshy.

I live in Broomall... the save Marple green space signs are everywhere. I see both sides of it, but it is such a massive piece of land it'd be silly for it be left completely undeveloped unless they turn it into some sort of conservatory/park/arboretum/whatever (which ain't gonna happen)

the land as it is now is completely unused as far as I can tell... people claim there are trails being used, but I highly doubt that. I think this is mostly people concerned with increased traffic volume pretending they care about the green space.

It's definitely cringey, but an improvement over strip malls.
We're on the far side of Havertown now (used to be in Wallingford). I was surprised about how massive the parcel is (sitting in on an Archdiocesan presentation on the subject made me realize that). Don Guanella barely makes a dent in it. It is screaming for development, but I hope they can accomplish that without entirely clear cutting it. If you can't have an actual town center, I'll take a "towncenter."

I can confirm the trails, I walk them somewhat frequently. However, since it isn't an official park or anything, there is a lot of dumping going on and there is trash strewn everywhere. It seems like more than anything else, it is a teenager hangout with multiple fire pits, mattresses, and bike jumps. If they can control the traffic aspect, I don't mind them developing along Sproul, but it would be nice for the side closer to Reed, which is somewhat limited in possible uses due to geography, to remain open space.

This is an interesting title thread - as Philadelphia is one of the few (maybe the only) traditional big cities that never uses the term "Metropolitan" in any official capacity - whether talking about the area, the region, cultural entities, news sections, transit agencies, etc.

Instead of the Inky calling it "Local News" - it's so much grander to have a Metro Section.

Isn't the Delaware Valley the fancy name for the Philly Metro?
