A new rendering released for the 17 (18?) story apartments on the Music Row Roundabout.



The last piece of property has been acquired according to the Tennessean and construction should start within a month.

Although only 17 floors, this will be at the top of a hill near downtown and will be fairly prominent in the Mid-town skyline.

No doubt. t will look much taller from the interstate. I'm pretty excited about this project, and up until yesterday when the news was posted on UP about ground breaking next month, I had somewhat forgotten about it.

We are marveling at the boom in residential construction, but seem to be stuck in a 15 to 20 story box as far as height is concerned. I know a lot of cities would like to be in that box. But we're hoping to bust out of that this year.

I think Birmingham may be next on the list of southern boom towns. There seems to be some positive vibes taking hold right now. Your day will come.

There's been some considerable buzz this week in the local papers about a July groundbreaking for the 'Eakin' office tower adjacent to the recently topped out 23 story twelve/twelve apartments in the Gulch.
Eakin is the name of the developer and I expect it will have a different name when completed'

....and a massing diagram that shows the relationship of the new tower (actually on Demonbruen Street) to the twelve/twelve Apartment Tower.



The proposed size of the building is a little confusing as all renderings (including the one posted at the site) show 20+ floors while the paper mentioned a 15 story building was to be built. I suspect the paper erred and the building will be 20+.

This building, along with a few others will serve to connect the downtown and midtown skylines without a gap, as crudely shown in the photoshop...

Thanks for the mock-up MidTenn1, it looks great! It's crazy how much denser Demonbreun and the Gulch are about to become with these projects.

Construction activities have begun on the 1515 Demonbruen, 18 story, 195' apartment building facing the roundabout at the top of the historic Music Row area of Nashville.

Construction fencing has been installed and all on site parking has been removed. No name has been officially designated for the project yet. This article gives more detail. From the article...

The building will include 431 apartment units and is said to be ready for residents beginning in early 2016. The building will offer an additional 8,000 square feet of street-level retail space for two businesses. According to Childress Klein partner Kelly Dunbar, the company wants a restaurant to be one of the businesses occupying the retail space, as well as a coffee shop or lunch location.
Renderings:





The building will complete development of a lot that had originally been targeted for mixed use development prior to the recession. The other half of the lot is being filled by the 1505 Demonbruen, seven story apartment block which is well under construction. Together, the two projects will create a significant wall on this section of Demonbruen across from a strip development of very popular night clubs and restaurants serving the Mid-Town area.



It will overlook one of Nashville's signature works of public art in the roundabout, the controversial "Musica' statue. From Musica"]Wikipedia.



This should be a prominent feature on Nashville's Mid-Town skyline.

That render looks great, and the finished product ought to be a fine addition to midtown. Between 12/12, "Eakin", and this project, the midtown skyline is really jumping up.

Thanks also for the most recent issue of the fake newspaper!

Looks like the worst kept secret in Nashville is finally out of the bag.

A proposed 30 story Westin Hotel should break ground soon. The Starwood Hotel Group has listed it on their list of Westin Hotels...



It will be across from the Music City Center (recently opened convention center) at the roundabout. Early talk also include development of a comparable sized residential building.

The Hotel will feature high end conference center facilities.

Lol...maybe we'll get something more than a glass box, but if we do at least it will be a 30 story glass box instead of a 15-20 story one.

Don't get excited!! No official rendering is out yet for the proposed Westin Hotel in SoBro.

However......This rendering in an unidentified city by one of the primary architects for Westin, sure seems to contain all the parameters for the project leaked over the last year or so..



It is in the 30 story range. It contains additional buildings, (for residential). It may give a clue as to how this project may impact the area even if this is not the official rendering.

Actually if you count stories, this rendering is of a 40-42 story building. It may not be for Nashville at all, but the perspective is right for a view from the roundabout with the blocked out foreground building possibly as the convention center. The monumental entry is also right for Eighth Avenue across from the upper entrance to the convention center.

If, and I stress the 'if, this turns out to be a rendering of the project, the rendering is from a perspective looking somewhat south as the address of the complex, and very likely the main enterance will be on Clark Street, as shown in my aerial sketch.



As for the total number of floors, there appears to be a number of floors with two levels of windows per floor. I chose not to double count those windows and came up with a building in the 30 +/- story range.
