It’s one of Portland’s notable urban paradoxes: Oregon Health Sciences University, the city’s largest single employer and one of it most important institutions, sits atop lofty Marquam Hill. Housing options in the immediate area are few in number and, aesthetically, limited largely to aging last-century apartment complexes. (Transportation is a whole other story—the Hill’s relative isolation motivated the controversial 2006 launch of the aerial tram to OHSU’s South Waterfront expansion.)

Enter Tree House, a new 69-unit rental apartment building with modest floor plans and outsized design ambitions. Currently under construction, the octagonal wedge clad in a vaguely arboreal metal skin nods to Marquam’s woodsy surroundings, but is tailored to a highly urban live/work/no-commute lifestyle.

“It’s the only privately owned piece of property within the OHSU zoning district,” says Anyeley Hallova of the development firm project^, which remade the former site of the Ronald McDonald House after the latter organization moved to new digs last year. “Some people who work in a hospital setting really need immediate access.” The building sits on well-trafficked US Veterans Hospital Road, and aims to strike a balance between the natural bustle of a teaching hospital and the surrounding second-growth forest.

Now an apartment developer is wrapping up construction on TreeHouse, a 69-unit apartment building that will offer another option to live on the hill near the Oregon Health & Science University and affiliated institutions.

I swear, some NIMBYs are just idiots. So people are opposed of building a small urban building in an already urban village....

Pavilion Construction is nearly finished building a 4-story, 12-unit apartment building in Southwest Portland’s Homestead neighborhood. The 3939 S.W. View Point Terrace Apartments were designed by COLAB Architecture for owner VPT, LLC, a partnership between fourth-generation members of the Schlesinger family and COLAB founding principal Mark Engberg.

Ground was broken on the $2.146 million project last November. Extensive excavation work was required due to the steep grade of the site and the prevalence of rock at the site, which had to be broken up for construction of the foundation and the elevator shaft. Excavation and construction of the foundation lasted until late March of this year, at which point wood framing started.

The building features ten 1-bedroom units and two 2-bedroom apartments, as well as individual storage spaces for each unit and a 500-square-foot outdoor patio area. It is clad in 4-inch Longboard vertical aluminum siding and fiber cement paneling. The units feature open floorplans, quarts countertops, and stainless appliances. Construction is slated for completion in the coming weeks, with leasing handled by 45 North Properties.

I live on this street, and l have to say that this development looks pretty bad in the context of the street (especially compared to the infill to its right, which is very contemporary but looks great with the Victorians and Queen Anne's nearby). l am also pretty shocked at the rental rate of 1795 for a 1 bedroom, and the fact that the landscaping plans do not include street trees.

How much square footage do you get for $1795? And how much are the 2 bedrooms? It doesn't look like there's any parking either.

Preliminary sketches of the building show plans for an estimated 70 market-rate residential units — 35 studio, 17 one-bedroom and 18 two-bedroom apartments; two ground-floor retail spaces — one an estimated 2,500 square feet, the other an estimated 1,600 square feet; and roughly 43 parking spaces, with the option to add up to 17 tuck-under spaces through a potential easement with the adjacent property owner on the west side of the building.

While the area’s zoning allows developers to build up to four stories high, neighbors at the forefront of a campaign to “save Multnomah Village” believe it doesn’t fit with the Village’s small-town character.
