As the design on the hoarding promised, some colourful spandrel is appearing now.

Green spandrel now seems to be the new seafoam. God help us all.

I think it will end up looking great in this project. It is not just one tone of color and there is an interesting pattern that they will be trying. I am still very optimistic about this midrise.

It might be ok. Where the off white panel is was supposed to be a dark green, as seen in the rendering. I think the dark sections would've helped to ground it. But like with so many other buildings it gets washed down for some reason

I think there is enough colour in this project, should end up looking very sharp, especially when you consider that this is supportive housing.

Supportive housing apartments almost always look better than market condos, as in the case of Vancouver.

I wouldn't say that money is no object when it comes to this project. It is not one of the '13 sites' built by the Provincial government, nor is it even fully funded by government. My understanding is that it is being built at the expense of the developer by the as a replacement for Jubilee House across the street, effectively using their assessed CACs in-kind.

Have people really been posting in the wrong thread since May?

^^^ Actually, since July 30th, 2014. This new Jubilee House building is tied into the 508 Helmcken project, which can only proceed when the residents of old Jubilee House complete their move from the old to the new. Then the old Jubilee House is demolished and the real construction of 508 Helmcken can begin.

The residents who move into the top south facing floors will have a temporary view of Emery Barnes Park.

Yes it does. I'll try to get some more (and better) pics next time I'm over there.

Yeah, that does look good and is a nice change from the usual bare concrete wall we see on alleys.

Unfortunately, only subsidized housing can afford such luxuries these days.
