. . in the shot just above, 125 Greenwich looks really great from the east . .
also its a wonderful photo of 40 Wall (if the top hadn’t been chopped) . .
To this day, I cannot, for the life of me, figure out why nobody
has illuminated 40 Wall’s crown . . It would do more for the prestige
of the downtown Manhattan skyline, than just about anything . .
anything at all . .

Bizzi & Partners and Fortress Investment Group secured a $313 million loan from Northwind Group, The Real Deal has learned, to resume construction at 125 Greenwich Street after threats of foreclosure and partnership disputes delayed the 88-story tower for years.

Northwind’s loan replaces an existing one issued by Fortress, which will convert its debt into equity and become the property’s new majority investor. Fortress will also add additional money into the project, according to a source familiar with the matter, and will replace former partners Howard Lorber’s New Valley and Chinese private equity firm Cindat.

The building, designed by Rafael Viñoly, is 85 percent complete. In addition to its rounded corners and units with floor-to-ceiling windows, the project is unique in that it plans to use the top three floors for luxury amenities rather than penthouses. Douglas Elliman is leading sales and marketing.

With financing in place and a partner with deep pockets, Bizzi hopes to rebrand the project and relaunch sales this year.
It would be a comeback a decade in the making.

The condo tower was meant to be Lower Manhattan’s answer to Harry Macklowe and CIM Group’s Viñoly-designed 432 Park Avenue in Midtown, which was completed in 2015.

Instead, it came to symbolize many of the issues facing the city’s then-oversaturated condo market.

Great news! I even considered buying in this building and had a tour and all (some units have great views of Trinity Church and Wall Street).

The cladding has continued installation, as the dark metal is now on top and the base cladding is coming along. However whoever did the NYC diagrams should know that this was not completed in 202p

The Greenwich By Rafael Viñoly’s Façade Installation Wraps Up At 125 Greenwich Street In Financial District, Manhattan

Exterior work is nearly complete on The Greenwich by Rafael Viñoly, an 88-story residential skyscraper at 125 Greenwich Street in Manhattan’s Financial District. Designed by Rafael Viñoly Architects and developed by Fortress Investment Group, Bilgili, and Bizzi & Partners, the 912-foot-tall structure will yield 272 condominium units designed by March & White (MAWD) and marketed by Douglas Elliman Marketing Development. Homes will range from studios to three-bedroom layouts with pricing starting at $1.15 million. Time Square Construction and Plaza Construction are the general contractors for the property, which is located at the corner of Greenwich and Thames Streets, just south of the World Trade Center complex and Liberty Park.

Curtain wall installation has continued to wrap up since our last update in December, when the construction hoist was in the process of being dismantled. Recent photos show the gap in the western face where the elevator was attached completely filled in with the exception of the podium, which is still largely exposed on this elevation. The base of the tower features a contrasting exterior composed of dark paneling with tall vertical windows.

A revised completion date for The Greenwich by Rafael Viñoly has yet to be finalized.
