Derby Reach Industrial Zone?

Since industrial land is highly limited and in high demand in Vancouver, would it be a good idea to remove the ALR from Derby Reach and make it an extension of the already existing industrial zone in North Langley/Surrey? The land is fairly well serviced by Rail already anyways.

The new industrial land is indicated in red at Derby Reach.

A bunch of other potential new industrial areas are also indicated in red. The one on South Langley is if no ALR land can be taken out.
