OMAHA | Civic Auditorium Redevelopment | 16 Floors | CANCELLED

The developer was announced for the redevelopment of the site where the now closed Civic Auditorium sits. Tetrad Property group will construct a project highlighting a 16 story office tower along with a four floor civic building and 200 residential units. HDR is the architect and Kiewit will construct.

It's been a while for this one. I was under the assumption it would be in the 25-story range.... but glad there is something moving forward!

The Northern edge of Omaha's CBD looks to be poised for major enhancements over the next 3 to 5 years. There's this Civic redevelopment. There's Shamrock at 10th and Capitol and then the Lanoha project at the former Wall Street site.

Rumor has it, Omaha based engineering/architecture firm HDR is considering this project for its new Headquarters. Currently, the firm resides in the suburban Indian Hills area. Oh, and the lead the design of this project.

^^ It sure couldn't hurt getting a commitment from a large tenant! 30+ floors for that spot would be nice!!

The developer said if they have demand for 40 floors that they would love to make the project larger. Getting a 300K SF anchor like HDR sure would be a good first step toward a larger project.

^^The rumor of HDR moving here ended up not being true, but they are still going to be Downtown. HDR HQ

As for this project, a bump in the road in the demo process of the arena.

Whats Hiding in the Civic? Unknowns Delay Demolition Schedule

The Civic sits on a 10-acre plot at the corner of 17th Street and Capitol Avenue.

The study, which the city expects completed in the next 30 to 45 days, will pinpoint exactly where huge utility lines run under the streets surrounding the Civic.
Officials had wanted to start the demo process this summer, but obviously that isn't going to be happening.

The Civic served the city well for decades, but the past 15 years the metro got an infatuation with building arenas. From 2003-2015 we have built 4 arenas ranging from 4,000 seats to 18,000 seats the aging Civic lost all its tenants to newer options and was losing money. They closed it for good a couple years ago and started pursing a redevelopment plan.

There is a little history in the building though. Our short lived pro team played there when the Kings spilt a season between Omaha and KC. The most notable event that happened there was the debate where the famous Bentsen quip was said.

Demo on the arena should be starting soon. The city just accepted a $3.1 million demo bid, asbestos removal could start in as little as two weeks with exterior demo starting in the spring. Still a long ways to go, the bid said that demo needed to be done by Sept '17.

Interior demo to remove asbestos is complete. Exterior demo has officially begun, supposed to be complete by the end of the year.

One last look at the arena before it is rubble.

The tower portion of this has been axed. It sounds like the developers are going to work on building a new modern main library branch on this site and work on a highrise on the site of the current main library branch, but that timeline is who knows how long.
