535 Flushing Avenue is due for new six-story, six-apartment building

A 13,000-square-foot mixed-use project is hurtling towards a vacant corner lot at 535 Flushing Avenue in Williamsburg.

Located at the intersection of Flushing and Nostrand avenues, the six-story, six-unit building will have 2,900 square feet of commercial space, 1,096 square feet of community facility space and 8,915 square feet of residential. Jeffrey Kamen is the architect of record, according to the permit filed today.

Apartments will start on the third floor, and the building will rise 70 feet. The 45′ by 100′ lot was acquired by Herab Realty LLC in 2009 for $852,000, according to Department of Finance records.

Community Board OKs Affordable Housing on Grand Street in East Williamsburg

Community Board 1 greenlighted an eight-story affordable housing project at 695 Grand Street in East Williamsburg last night.

The 51-unit project on Grand Street, pictured above, will have a mix of studios, one-, two- and three-bedrooms, with 41 units set aside for low- to moderate-income families, as we previously reported. The affordable housing is for families who make between 30 percent and 60 percent of the Area Median Income, which ranges from $25,750 to $51,540 for a family of four, according to the HPD. Ten of those units will be permanently affordable, and eight will be reserved for Section 8 housing for very low-income tenants.

The building will also have 10,000 square feet of ground floor commercial space, to replace two storefronts on the site that will be demolished. The project’s architect, Magnusson Architecture and Planning, plans to incorporate several green features into the design, including a wall of vines, landscaped roof decks and hydroponic PTAC units. The developer is nonprofit St. Nick’s Alliance, which will finance most of the $20,000,000 project with state and low-income housing tax credits.

According to plans filed in October, Brookland Capital is planning two five-story buildings at 735 and 737 Bergen Street, with eight and nine units respectively. As always, the whimsically imaginative minds over at Isaac & Stern designed the development.

Demolition Permits Filed for Harte and Co. Factory Complex in Greenpoint

The wrecking ball may be coming soon for several buildings in the Harte and Company Factory complex in Greenpoint, where the developer filed demolition permits earlier this month. Applications have been filed to knock down 71 Dupont Street, 93 Dupont Street, 22 Clay Street, 26 Clay Street (pictured above), 30 Clay Street and 32 Clay Street. However, no permits have been filed for the main factory building at 280 Franklin Street, a big Arte Moderne structure from the 1930s. The developer, Dupont Street Developers LLC, hasn’t said whether the building and its unique curved glass facade will be part of the site’s planned residential project.

The group of investors behind the LLC are planning a 400-unit apartment building with 200 parking spaces, as we reported a few months ago. They paid $23,250,000 for 10 separate properties on Dupont, Clay and Franklin Streets in May. The former plastics factory is a state Superfund site, and it will cost an estimated $10,000,000 to clean it up before construction can begin.
