More downtown residential conversions. A lot of office space is getting turned into apartments, (more than 400 over the last 3-4 years) They have now moved away from converting emptying buildings to sniping low performing occupied buildings. If we lose enough office space, maybe we'll get a shinny new tower.

Williams continues her anti development rant. Feels like she is positioning herself for 2019.

Not sure what I think of these things... Feels gimmicky, but if it brings money to the city, who am I do argue.

Was in Harrisburg again recently, definitely noticing some changes in the city and around the metro. Still has so much potential and just needs a big spark. And as the COL continues to increase in the bigger cities they could really capitalize on this even more so if they play their cards right.

With the last of the funding in place, it looks like the new Salvation Army campus will break ground soon. This Streetview from 2014 shows one of the former buildings, which housed a grocery store, and which is now demolished.

Too bad that it has such a suburban design. Many of those served by the facility will need to use either bus or shoe foot express. Not that the design isn't in line with other buildings in the general area.

We've reached a point that growth is organic rather than using public money which is a huge deal. Much of the residential growth in the city has been hidden as it is buried downtown in rehabbed buildings that had been vacant.

I'll try to be more vigilant in getting the announcements of projects here.

Yeah, I was a little disappointed that no new renderings were released. Although, it should not be surprising since the university is still deliberating between two proposals, which it seems the winner will be selected in the coming weeks based off of Eric Darr's stated timeline.

I am still trying to temper my excitement for this project. There is a chance this gets scaled down, if financing for the hotel/condos and or apartments section of the tower does not materialize. Regardless, the classroom/laboratory and dorm section will get built and the result will still be an impactful structure on the skyline and more importantly an economic shot in the arm for downtown Harrisburg and the region.

But the idea of a 36 story 468 foot tower in Harrisburg is tough not to get excited about.

It feels too good not to get Scaled down... But even if the dorms and classroom space is all that is built it will be a significant building that is covering up several ugly parking lots.. the building should help tie the rest of the block in two places like the PA Place which feel isolated today.

In all honesty,architecturaly a scaled-down building would match the fabric of the rest of the neighborhood better...

but... I believe it would be good for the housing situation downtown to add residential space to the neighborhood. Prices for apartments are climbing much faster than I'd like to see. In nicer buildings rent has been going up almost 10% a year for the last several years. New housing coming on the market has been coming in at the top of the price range.

PennLive generated a 3D massing model of downtown Harrisburg, which depicts the anticipated massing of the new Harrisburg University tower. While we wait for the final selection and some renderings, this at least gives some eye candy to the potential impact that this could possible have on the skyline. The third image implies some form and finishes - not sure if that's just a complete guess by the creator of the image, or if they have some inside information. Talking to people around the city, often they don't realize how much development is going on downtown, because so much of it is converting obsolete office buildings.

This is another example. Over the last ~50years of its life it has slowly gone from 3 floors of residential into all 14 of the floors being used for apartments. It also contains its own 240 space parking garage on site.

Locally this building is know as "The Executive House" Item 10 on the agenda. I would have probably missed this as well if not for attending the planning meeting in protest of another agenda item.

I was speaking with a friend that works in city hall. Apparently there is a developer that is exploring constructing a Class A office building on the site of the old 210 project. From what I understand it would not include parking as the prior project proposed.

Discussions hinge on an agreement between Park Harrisburg, Dauphin County, and HBG city. Feasibility of the project hinges on affordable parking for prospective tenants. Park Harrisburg is resistant to lower their rates for bulk long term parking leases. Currently their garages are over 30% vacant on a daily basis.

It looks like all the consumption of class B and C space into residential conversions might finally be paying off. I am told that class A space in downtown is at 4%

Here's to hoping that the project can get a formal proposal.

Nah. Those renderings just don't give a very good / accurate site context. Though there is an adjacent ball field. It's surrounded by single and multi-family residential.
