^ Interesting. I haven't been that far west in a long while, I guess I'll have to take a look again.

LVDW, I think you are right, the line between Humboldt Park and E. Garfield Park is probably kind of blurred, and that's likely what I"m thinking about.

By the way - that Subway building in the Viagra Triangle next to the former hunt club that was probably bought and is being turned into something bigger and not a subway/astrology shop.... crews today were stripping the facade to the building and it's a brick building in reality. If they can restore that brick or put a better facade up, it should enhance the area.

Speaking of Polish Triangle, that 5c Hamburgers building is looking nice, did that restaurant reopen yet? I love hidden gems like that.

The line isn't that blurry... The Milwaukee Road tracks are a pretty clear line between racial groups.

Yeah, for sure. I made a heat map of racial diversity by census tract for the 2010 census last year. You can clearly see it's a dividing line. Click each shape to see the racial breakdown. By the way, the greener the color, the more ethnically diverse amongst the major groups. The redder something is, the less ethnically diverse. Brown-gray is in the middle

^ No question about it, there is lots of stuff sprouting out of the ground these days all over the place. The great thing about New City and other mid-rise and low-rise project is that some of them might even be completed within the year. Another one, which has several elevator cores up a couple stories, is Lycee Francaise on Wilson. The condo building at North and Hermitage has finally come up too.

Did we ever get photos of the ped bridge linking K2 to the Jewel on Desplaines? It's kinda cool looking, being on a diagonal and such. (I figured a ped bridge comment belonged in this thread rather than as a K2 highrise post.)

It's above a Blue Line station so it fits with the city's new focus on TOD. Too bad they're providing so much parking.

^ Yeah, that's a crazy number of parking spaces........should definitely be under 250....maybe even 200. Time for parking maximums, like a real grown up city, and definitely no more minimums......

It's a block from the blue line entrance, call it 400ft on Chicago and 550ft on Milwaukee. It's a sad commentary on the TOD ordnance's limits that this project is just barely close enough to qualify (and if the property on the next block east is rebuilt it won't qualify).

But, as I recall they're looking to put a grocery store in that development. I wonder how much of the parking is for the residential and how much is for that.

Haha. Yes, there are a couple really ugly churches on Orleans nearby. If only they could swap locations with one of the congregations, renovate this church for their use, and tear down the ugly church for this new development.

So I drove by on Montrose today and they are making bigtime headway on this:

They have cleared big swaths of the riverbank and there is a barge with a crawler crane in the channel. Looks like they are wasting no time extending the trail south to Belmont. Now if we could just knock out the section between Belmont and Armitage then we could connect the 606 all the way to Wilmette. If anyone is out that way with a camera, you should try to get some shots because it's pretty impressive. Maybe this is a job for Steely and his folding kayak???

Uh, that rendering shows a trail project at Addison. At Montrose, they're just shoring up the riverbank... no path is planned as of yet.

Got a message from the Buena Park community group about a meeting regarding a 20-unit apartment building that's slated to go up where the 1-story Ace Furniture store is at 4025 N. Broadway.

Five floors.

They just totally refaced and tore out some holes for what looks like retail at the 4021 N. Broadway building right next door which looks like it wasn't being used for much. Looks totally new now. Good to see along this fairly forgotten strech.

Except that the building is pretty much a 4+1 on a major retail street that is not the place for that building type. Where people previously passed a store with giant storefront windows (not to mention some very attractive terra cotta), there will be a tiny building entrance, a garage entrance, new curb cut, and open views into the ground floor parking.

Good news. Hopefully the densest option with the largest affordable component prevails. Although, given the requirement to sell to the highest bidder, it probably won't matter much.

IMO Cappleman is going to have a hard time pleasing his base with this kind of community imput.
