Split, Croatia

Split, is the largest Dalmatian city, the second-largest urban centre in Croatia, and the seat of Split-Dalmatia County. The city is situated on the shores of the Mediterranean, more specifically the eastern Adriatic Sea, spreading over a central peninsula and its surroundings, with its metropolitan area including the many surrounding littoral towns as well. An important regional transit center, the city is a vital link to the numerous surrounding Adriatic islands and the Italian peninsula, as well as a popular tourist destination.

Split is also one of the oldest cities in the area, and is traditionally considered just over 1,700 years old. However, recent archaeological research relating to the ancient Greek colony of Aspálathos (6th century BC) establishes the city as being several hundred years older.

Split's economy has slowly begun to emerge from the recession caused by the transfer to a market economy and privatization.

However, in the Yugoslav era the city had been a highly significant economic center with a modern and diverse industrial and economic base including shipbuilding, food, chemical, plastics, textile, paper industry. Today, most of the factories are out of business (or are far below pre-war production and employment capacity) and the city has been trying to concentrate on commerce and services, consequently leaving an alarmingly large number of factory workers unemployed.

The new A1 highway, integrating Split with the rest of the Croatian freeway network, has helped stimulate economic production and investment, with new businesses being built in the city center and its wildly sprawling suburbs. The entire route was opened in July 2005. Today, the city's economy relies mostly on trade and tourism with some old industries undergoing partial revival, such as food (fishing, olive, wine production), paper, concrete and chemicals.

In 2005 and 2006, 4,000 new jobs were created in Split's rather large province. Foreign investment in the first six months of 2006 grew by 76%, and for the first time, after war, export levels were greater than import levels. Also, Split's economy in the first half of 2006 grew at a 6% rate. Additionally, 2006 brought to Split many shipbuilding jobs, which signify the beginning of revitalization for the once-massive shipbuilding industry in Split.

Split is situated on a peninsula between the eastern part of the Gulf of Kaštela and the Split Channel. The Marjan hill (178 m), rises in the western part of the peninsula. The ridges Kozjak (779m) and his brother Mosor (1339 m) protect the city from the north and northeast, and separate it from the hinterland. Split has a Mediterranean climate: hot, dry summers (maximum air temperature in July reaches 42 °C) and warm, wet winters. Average annual rainfall is 806.2 mm. Vegetation is of the evergreen Mediterranean type, and subtropical flora (palm-trees, agaves, cacti) grow in the city and its surroundings. The Marjan hill is covered with a large cultivated forest.

According to the 2001 census, the city of Split had 188,694 citizens, in 2007 this rose to 221,456. There are approximately 410,000 people in the Split metropolitan area. Split has one of the largest demographic growths in Croatia. The entire Split-Dalmatia County has around 470,000 residents, with Croats making up 95.15% of the population. 88.37% of the residents of the city are Roman Catholics.

Never approved projects:
*AFCO - Series of 12 high rise hotel skyscrapers
*Čiovo - Vision of new town in a Split part of island Čiovo, with 50 hight rise skyscrapers. The most little scraper has to be tall 125 m

Under construction:

*Eupolis - 9 floor and 44m hight business "tower". Investitor is "Agram group"-Zagreb
*Hotel Marjan - 14 floor (54m) hotel. Here we have a recostruction of this building.
*Spaladium tower - 25 floor (100m). A business tower is a part of Spaladium arena complex. First little steps in build this skyscraper are done, but the project is stoped because of recession.

Recently aproved projects:
*ABCD (Adriatic business complex Dračevac). A big market, fair and business complex with 25 floors (100m) high hotel.
*Brodarica - reconstruction of athletics stadium with 5 new buildings which will surround the stadioum. The biggest one will be 25 floor (110m) high hotel, another 4 will be 20 floors (100 m) hight business towers
*DCG Tower - DalCasa Group will start to build a new business building very soon. Building will be high 8 floors (29m)
*Novi Bol - The condominioum on crossroads Domovinskog rata and Dubrovačka. 13 floor (47m)
*Hotel Zagreb - reconstruction and upstructure of hotel Zagreb in Duilovo area in Split. Hotel will rise from todays 9 floor to 16 floors (from 30m to 55m).
*Kerumići (Lora condominioum buildings) - This complex gave the name by Split mayor Željko Kerum. It is five skyscrapers from which the largest will be 70m high, the second 60, third 50, fourth 40 and the lowest will be 30m tall.
*Kila condominioum complex - It's complex of 10 buildings which the largest one will be 17 floor (65m) high, and the lowest only 5 floor (15m)
*Nova vrata grada - it's one of the bigest project in Split since the end of 70s. This project is split on 3 subprojects.
-subproject A - northeast part is complex of 8 buildings, which the largest will be 22 floors (100m) high
- subproject B - southeast part is complex of 7 buildings which the largest will be 18 floors (70m) high
-subproject C (the main project) - east part is complex of 7 building which largest will be 36 floors (144m) high, and the smallest one will be 23 floors (101m) high
*Periska - the business building at crossroads Domovinskog rata and Mažuranićevo šetalište. 13 floors (45m)
*Poljička - 150 m long condominioum building with 2 tower on its ends. Both towers will be same height - 15 floors (50m).
*SBT (Spalato business tower) - 12 floors (52m)
*STBA (Splitska banka) - This building will finnish project of closing the Square of Hrvatska bratska zajednica where will be a first metro station in Split. The building will be 16 floor (70m) tall.
*Trstenik - this project is aproved but there's no any single information yet.
*Visoka - business tower 22 floors (100m) high.

I visited Split in 2006 during a European backpacking trip and was very pleasantly surprised. I knew very little about the city, but it ended up being one of my favorites cities I visited.

Do you have any additional information/renderings of the projects you mentioned?

WOW, It's GREAT! I never thought Split is so active! Amazing. (If 20-30 per cent gets built only, even that is something!) You must be proud of your 2nd city.
