Yeah, there is a lot of older housing stock that sells for relatively little. I think the three closest buildings are rental - recently purchased by Bosa(?), with some money being invested into them.

The concrete-heavy towers on the south side of Lougheed Highway typically go for more money - closer in price to the newer stock - and are quite nice inside. I think they were built in the 70s and early 80s. And then there are about 4 towers with seniors housing.

The area is quite dense, with a fair bit of pedestrian activity. The mall sucks because it's not the right place for fashion stores and the like, but I think as this development is built out, the retail could be quite successful if they target the right types of stores.

I'm quite excited to see if what they're planning for the Pedestrian Spine ends up happening. They've got three inspiration on the open house panel (image links from Wiki as it's easier than sending you to that page on the pdf)

Interesting, and stunning in their own way, all three.
I think the closest you might get would be a muted version of the VPL, and not the Toronto Gallery style, as that's in a large corporate building in a major corporate city.
My favourite (And I've done it halleluja) is Milan. Impossible to imagine for any Canadian city, though perhaps there are elements to be derived.

Galleria Vittorio Emanuele II is beautiful, but I didn't find it very comfortable shopping area. Eaton Centre is very nice, of course, and I also like Vancouver Public Library a lot.

The Burquitlam area is truly booming at the moment, I was just there yesterday and was blown away by the speed of the progress in improving the area.
