Yowzers, . I didn't know that industrial areas commanded $580k for a 1 bedroom. Lumina Brentwood sounds like a much better deal (starting at 380k for 1 bedroom).

Thanks for the info! Crazy prices for this area. Roughly 1000 bucks a square foot is just...Thank goodness I bought at Escala. My purchase price seems tame compared to this.

I Agree toweseeker101. Lumina does seem like a better value at 380 K to start.

It think we'll be saying this year over year, every year considering what income to home valuations are in Hong Kong, Shanghai, Beijing, etc. As long as immigration from that part of the word continues and people from that region continue to value Vancouver as "cheap" in comparison to where they come from, there's only one way to go, up.

380K was phase 1...
For phase 2, starting price 519,900 for 507 sqft one bedroom without parking

Wow. Add 25 k for a parking space and it will be 545 k plus tax. Crazy market. Cant see how regular Vancouverites can afford these prices. I got in by the skin of me teeth last year.

Can we please keep the real estate discussions to the Real Estate thread? Pretty please. Here's the link:

http://forum.skyscraperpage.com/show...193748&page=14

It's getting very frustrating because whenever it seems like there is an update to a project, all I find is people discussing how much each unit costs and deciding whether or not they should buy... The Brentwood area projects are by far the worst for this. While I understand the interest, this website is not really meant for comparing unit prices.

I don't want to sound rude, but I'm sure I'm not the only one thinking this. If you have construction updates, new renders, etc... or even info for when sales start, that's fine. But please keep the investment talk to the real estate thread. Am I off base here?

The gap between 1bdr and 2bdr prices have narrowed. Its time to buy 2bdr condos.

Boffo will be building 4 towers (25-40 storeys) on the parcel immediately north and east of Etoile.
There seems to be a small triangular parcel not included in either project (but the map could be inaccurate).

This is unreal - at this rate all the land in Brentwood will be built out in the next decade or likely even less.

It would be incredible is someone motivated put together all the lots with projects underway around here.

Slow day at work anyone?

To make it Etoile related - there go the views.

I drove by earlier today.

I noticed that there are excavators on site.
Looks like excavation will start soon.

Sorry. Couldn't stop to take pictures

I was mistaken.

The machines are there for demolition, not excavation.
