State College (pop. 42k, metro pop. 154k) is located in Central Pennsylvania - 2 1/2 hours northeast of Pittsburgh - and is home to Penn State University. Nestled in the ridge-and-valley region of Pennsylvania, State College is a rapidly growing metro featuring an extremely densely populated and urbanized downtown.

The Metropolitan will be a mostly residential tower at the intersection of S. Atherton and W. College. An Arby's formerly sat at the site for over four decades.

Along with the proposed Fraser Centre (155 ft), The Metropolitan will be one of two new buildings to surpass State College's current tallest building Penn Tower (120 ft).

According to design plans, the first and second floors, designated for retail and commerical space, will have large glass windows. There will be an open courtyard on the third floor of the building. The next seven floors will be for student housing, with non-student housing planned for the next two floors. The 12th floor will host non-student housing and event space. The building will also have a multi-level internal parking garage.

Downtown State College projects looking up

There’s rarefied air at the top of the Penn Tower building on East Beaver Avenue.

Standing on the roof of the 120-foot student apartment complex, long the tallest building in town, you would be looking down on the rest of State College.

But the view soon could change.

Two separate groups of developers received Borough Council approval in 2013 to push ahead with big plans. And as a result, two giant buildings, relatively speaking, have a clear path to break ground.

The Fraser Centre building, planned for the corner of West Beaver Avenue and South Fraser Street, would stand 155 feet tall. And The Metropolitan, set to be built at the intersection of South Atherton Street and West College Avenue, would rise 146 feet.

Arby’s demolition underway, makes room for The Metropolitan in State College

Demolition crews began tearing down the former Arby’s restaurant at West College Avenue and South Atherton Street on Tuesday morning.

The demolition will make way for The Metropolitan, a 12-story mixed-use high-rise being built by State College developer Ara Kervandjian.

The Metropolitan will be a 146-foot building that will dominate the downtown skyline and house a mix of retail, office and event space, and student and nonstudent housing.

Plans call for retail space on the first floor, high-grade office space on the second floor, student housing on the next seven, nonstudent units on the following two floors and nonstudent housing and event space on the top level.

Those cranes are super impressive from the ground. This building will not be quite as tall as them obviously, but it will be very striking for a town like State College.

I didn't get a chance to get a picture of the site while there though.

Originally scheduled to open its doors in July of 2016, State College’s newest high rise finally welcomed in new residents last weekend. The Metropolitan replaced an Arby’s that went out of business in 2014 and is looked at as perhaps the most luxurious — not to mention expensive — housing available to students in the area.
