You're trying to figure out an algebra equation with too many variables. Can't be done. On the other hand, news reports in 2007 talked about a building around 520' if I remember.

Yea, I realized that. I did want to guesstimate on purportions though.

The one full-building rendering I've seen makes what I presumed the resident portion look something like a smoke stack in comparable size to the lower part of the building.

Also, is the two-building plan new? Do they get to build taller by technically having two buildings, one built above another 42fl + 3fl? Or am I reading it wrong?

My understanding is that there will be two different buildings - a three story one and a 42 story one.

I think the rendering you're talking about is consistent with the design concept - I don't know if it's changed substantially since the rendering came out.

Added 5th and Madison, 40 floor office tower, to the Proposals section on the first page--as well as more 5th and Columbia renderings and a couple of other projects.

Mirabella (across Denny from the twin tower proposal)
Harborview Expansion II

**Proposed**
Civic Center Square

A few others don't have renderings yet:

51-floor convention hotel (Greyhound station site)
39-floor tower across from AVA/Paramount
22-floor building next to and just south of 1521.

BTW, I'm not too impressed with either Civic Center or 5th & Madison office tower. But they're good infill.

I noticed a flatbed truck with a bulldozer on it at the Insignia site yesterday. Couldn't really tell if it was for that project or something else.

Yeah, I'm waiting for the renderings before I add them...as well as a better Civic Center rendering.

However, I'll get on Mirabella and Harborview II...might as well throw in the Trophy Tower for good measure.

*EDIT*

I can never find this stuff when I'm looking for it. Anybody have a decent link with renderings/info for Mirabella and Harborview Expansion II?

According to some people at SSC it has been downgraded to a smaller 14 story office tower.

Great, hadn't heard about the I.D. or Trophy buildings. I like the ID Building but the Trophy towers seems a little... Renderings for Civic Square are out now.

^Yep. And for the Watermark Credit Union they are building a 14 story office tower and conference meeting place. Hopefully with some retail added in too.

So did they get the height increase they applied for on 818? I think is was going from 11-14 or from 14-17. Either way, Cosmo will be hedged in from the west and south.

BTW, it looks like rebar is above ground on the apartment project next to the Lutheran church.

^Well I hope it's more then a Westlake Center Food Court type of deal for the Business people around and more of a Pacfic Place type thing, where you can shop and dine.

OK Anton/Bob/Zombie, I made some formatting changes to the front page.

Yes I am anal retentive, but I don't care what you think. It just looks neater this way.

Here's the format . . .

{size=4}{b}{u}Name of Project{/u}{/b}{/size}
{url}Project website, if any{/url}
*1 space*
{img}picture 1{/img}{img}picture 2{/img}
*1st space*
*2nd space*
. . . then repeat above format for the next project

3 spaces should appear between each sub-section - completed, U/C, proposed. If it's possible to put multiple pictures on one line, you should try to do that. Also, if you do that, taller pictures should go before/in front of shorter pictures. Just looks better that way. But for projects like the Heron/Pagoda Towers which have a ton of pics, that might be a bit of work, so it's not a hard-and-fast rule.
