The way the west loop is developing is actually what I prefer. Market rate, lot by lot. And while I prefer high rises, by going with smaller buildings I can see the huge demand in this area being serviced by developing up more lots.

Contrast this with Streeterville where parking lots are slowly being converted into 50 story towers, or the South Loop where you have all these master planned communities that will always end up feeling contrived.

West loop feels like the industrial district of Denver. They are converting old warehouses into brewerys, coffe shops and art shops which im not particularly in to but is building up a rundown part of town. Which I think chicago can learn from. But Chicago is obviously on a much bigger scale.

Lol, I think Denver is learning from Chicago on this one a wee bit more than Chicago is learning from Denver. Chicago has been converting industrial warehouse districts since the 90's, Denver just recently achieved promised land status for Millenials and is experiencing an overnight transformation as a result.

The folks who moved into Printers Row in 1978 have a different perspective.

Yeah, Chicago started converting warehouses to loft living no later than the mid-1980s and likely even earlier. In the film "About Last Night," an adaptation of "Sexual Perversity in Chicago," one of the characters lives in a converted warehouse loft and that film came out in 1986. The condo I have isn't in a converted warehouse, but the building across the street was and my building converted to condo in 1979 according to the documentation.

Now I'm trying to think what would have been the first. The Donohue Building on Printers Row must be 1978. Somehow I always vaguely thought there were earlier residential conversions in River North, but now that I focus on the question, I guess those were all office conversions.

OK OK OK, sorry should have said "converting warehouse buildings EN MASSE since the 90s. Yes I know some of it started earlier than then, but nearly every warehouse in the central area has been converted to a higher use in the past 30 years.

Take it easy on Denver.

Warehouse conversions were a cliche in New York by the 1990s.

Love this new 4 story affordable housing project in Washington Park, by local firm JGMA. They are battin' a thousand, as far as I'm concerned. Love the fact that they embrace color on building exteriors.

SE corner - where the eagles used to be.

Appear to be using micropiles

NE corner - gas station - how tall can you go w/o a concrete elevator shaft ?

The 1st floor height is ~15ft, so this man in the rendering is definitely a giant. If he were real, he'd be in the Guinness World Record

What is happening with the El Cubano Meats building at 914 W Fulton Market? There is a permit from 6/9 to demolish it. It was sold to L3 Capital (permit says Lasalle though) last fall.
