Labatt USA is joining forces with Pegula Sports and Entertainment (PSE) to be a major part of the development plans of 79 Perry Street in the Cobblestoen District. Labatt announced that it will be the anchor tenant in the 70,000 square foot building (constructed in 1919). Labatt says that it will create a beer destination on the first floor of the building. The “innovative beer and brewing destination” will be branded the “John Labatt Project.” The concept will feature a restaurant, and a pilot brewery where beer fans can taste the latest and greatest batches of beer, which will ultimately influence new beer development. Their corporate offices will relocate to the second floor. The remaining floors may be converted to residential.

A couple of 'before' and 'durings'. Midtown Apartments at 1665 Main by Sinatra (top) and The Mentholatum on Niagara by Ciminelli Real Estate Corp (bottom).

The Planning Board has begun review of a new mixed-use project at 2929 Main Street aimed at housing college students.

DF Fusion Investment Inc. is proposing to purchase and redevelop the Keystone Corp.-owned properties in what would be a $30 million investment that includes 320 apartments, office, and retail space. The site is adjacent to Ciminelli Real Estate Corp’s Bethune Lofts project and nearly across the street from the LaSalle Light Rail Station.

Biz First has a rendering:

Larkin update from Biz First-

Filling in the need for “live/work” buildings, the development company is planning to construct a three-story structure on Seneca Street near Smith Street that would house first floor retail or a restaurant and apartments or condos on the upper floors.

The building may be ready by late 2019.

Others: 100k mixed-use bulding at 111 Hydraulic Street - 2021 completion

Bowling alley in an abandoned building at the corner of Seneca and Griffin streets. Open by 2020

A Swan Street building, located just behind a Buffalo fire house and across from the diner site, is being considered for a mixed-use commercial and residential project, although plans for the property are still being tweaked. Open by 2019.

Former AmeriPride Co. site on Seneca Street and neighbor to Flying Bison Brewery is being eyed as a public park with tennis, basketball and volleyball courts along with a running track.

They also bid for the new Emerson Culinary School but weren't selected.

46 unit senior housing project for Virginia Street. It looks like the new building at the north end of Shoreline Apts. site on Niagara (same architect- Stieglitz)

There's been no progress other than demolition of a few of the buildings, and now it's not even clear whether the project is going to proceed as the development partners are squabbling.

Six townhouses proposed by Severyn Development at Jersey and 14th Street. Abstract Architecture is kicking ass on these infill projects.

This does look very nice.

The Highland Park apartment buildings look pretty good in person. I'm not a fan of the cultured stone everyone is using now.
