With the current boom reaching new levels on and around the skyline, I've been thinking a lot about our classics lately, and what it must have been like during some of the earlier boom eras that saw the skyline changing a lot. The buildings that we know and love today weren't always standing obviously, and there was a time when they too were looked at with some excitement for what was to come.

Of course, it's a lot easier for us now to take in all of these sites without ever having to see them in person. But still, a lot of us visit these sites regularly to document the rise of construction. In the process, though it may not be the intent, we are capturing a moment in time. Some of the buildings that are going up now will some day be looked at as much a part of the city as the subway or the Brooklyn Bridge. Or the Chrysler Building. (I'm thinking 53W53 and 111 West 57th for sure, our modern Woolworth and Chrysler).

With that in mind, I finally picked up a copy of "The Chrysler Building, Creating a NY Icon, Day By Day" (David Stravitz).

I have to say, this book is a treasure for skyscraper fans. Not being able to travel back in time, the photos captured in this book are amazing because they do take you back to that era. Things were different then, but in many ways the same. One thing that jumped out at me was how similar the process seemed to be with what we are witnessing now at nearby One Vanderbilt, which will tower over the Chrysler. Some people may see the city as overbuilt, but for skyscraper fans, it will never be enough. We are lucky to still be able to witness such feats as new and iconic skyscrapers still rise from the earth.

Anyway, a few of the photos I grabbed from inside...

And they're still building on East 42nd Street...

^ Great pics. Look at all those people lining up to have a look at the construction site! I can't even imagine how they felt when they saw the Chrysler Building in its full glory. And then came the ESB ...

Does anyone know what the occupancy level of the Chrysler Building is these days? Does it still have big multi-floor corporate tenants or is it split up mostly into smaller offices?

One of the city's best, now for sale. You get the rest of the skyline for free.

NYC's Chrysler Building May Become a Hotel Under Its New Owners

By Lily Katz and Katya Kazakina
March 12, 2019

Quote:
Aby Rosen’s RFR Holding LLC and Austrian real estate firm Signa Holding GmbH last week agreed to purchase the 77-story skyscraper near Grand Central Terminal for $151 million, significantly below the $800 million the Abu Dhabi Investment Council paid in 2008 for a 90 percent stake, according to a person with knowledge of the matter.

Rosen said in an email Tuesday that he would consider converting the tower into a hotel.
Quote:
The Chrysler Building, completed in 1930 in Art Deco style, would probably require millions of dollars in improvements, no matter what the new owners do with it. Keeping it as an office building would be a risky proposition at a time when New York tenants have been favoring new, amenity-packed skyscrapers at Hudson Yards on the far west side and the World Trade Center downtown.

It could cost between $150 million and $250 million to make the necessary upgrades, the person said.
Quote:
Adding to the new owners’ expenses is an increasingly costly ground lease. The land under the Chrysler Building is owned by Cooper Union, which last year raised the annual fee to $32.5 million from $7.75 million, according to the school’s financial statements. The rent will jump to $41 million in 2028 and $55 million in 2038.

Aby Rosen plans to restore “Sleeping Beauty” Chrysler Building to Art Deco glory

The developer said he will draw inspiration from the building’s once-renowned Cloud Club, adding new restaurants, retail and an observation deck

April 03, 2019

Quote:
Aby Rosen wants to wake the nearly 100-year-old office building Chrysler Building from its slumber.

“I see the building as a Sleeping Beauty: It needs to be woken up and revitalized,” Rosen told the New York Post.

Harking back to the Chrysler’s 1930s glory days, Rosen told the Post he wants to add multiple restaurant and retail spaces that could recreate the atmosphere of the once-famous Cloud Club, a glamorous members’ club that occupied the tower’s 66th through 69th floors. It closed in 1979.
Quote:
Rosen said he’s in talks with Major Food group, of the Pool and the Grill, both restaurants based in his Seagram building. He is also speaking with Stephen Starr of Le Coucou, a restaurant at Rosen’s 11 Howard Street hotel.

As well as high-end restaurant, Rosen, the head of RFR Realty, also plans to open a new observation deck at the building. The previous deck, the Celestial, closed in 1945.

Chrysler Building Observation Deck

I have heard reports that the 71st floor observation deck of the Chrysler Building in New York City might be reopened under it's new owners. It would be nice considering that it has been closed since 1945 and restored to it's 1930 state. I feel that it would become a profitable attraction like the Empire State Building or Top of the Rock.
