Hamilton Community News - Revamped plan for Grays Road in Stoney Creek features 106-unit building

From a potentially drawn-out Ontario Municipal Board appeal, a residential development on Grays Road has become a more welcoming venture for the surrounding community, says the consultant working on the project.

An open house was held Feb. 25 to showcase a revamped plan for 560 Grays Rd. that proposes a four-storey building with 106 units. The estimated $3-million development by Silvestri Homes has 188 parking spots, including underground parking, more than the required 171 spots, said the developer’s planner, John Ariens.

In addition, there is an expanded green area and extensive noise barriers for residents.

“It’s a much better fit for the area,” said Ariens. “There is more open space. It’s better for the neighbourhood.”

A year ago the developer appealed Hamilton council’s non-decision on a proposed 36-unit townhouse development. Silvestri Homes argued it submitted its proposal in 2012 to the city for zoning bylaw and Official Plan amendments, but council and planning staff had still not proposed any recommendations by 2014.

Ariens said during the open house held at the Stoney Creek Municipal Service Centre that the people who saw the proposal “liked it better” than the previous development.

He said the development is located in a prime area, with the GO train station to be built at Centennial Parkway next year, and Lake Ontario and Confederation Park nearby.

The scheduled three-hour open house attracted a few people during the first hour as they scanned designs of the development. Ward 10 councillor Maria Pearson also attended.

Viv Saunders of the Lakewood Beach Community Council, stated members “were very pleased to see the change from a sprawled townhome development to a four-storey apartment building with more green space and underground parking.”

Still, the group remained “very concerned” about the potential traffic issues and ongoing safety problems within the confined community. Saunders stated there have been problems with “fender benders” and near misses along the South Service Road.

Jill Juhlke, a traffic consultant from Paradigm Transportation Solutions Ltd., who attended the open house, acknowledged there are traffic issues within the community. But she emphasized the proposed development at 560 Grays Rd. will not contribute to the problem.

She said traffic studies conducted on the area found that by 2023 there will be a need for an all-way stop at the corner of Francis Avenue and Drakes Drive and traffic lights at the North Service Road and Drakes Drive and Grays Road and Francis Avenue.
Ariens said the proposed development could be before the city’s planning committee this spring. It will then move to the site-plan stage possibly by the summer.

He said potentially, if everything goes well, construction could begin as early as the spring of 2017.
