Rosedale is in shoring right now I believe. Transit City was scheduled to start in January, but there haven't been any photos confirming it.

Magic number is 15 Toronto (13 GTA) with Rosedale on Bloor breaking ground.

Yea, Rosedale on Bloor would be shoring by now.

M City will be shoring soon as well....I'll give an update as to when (likely sometime this month)

Totally swung through on that one. I would of derided the hell out of any forumer suggesting Mar 5 for the first 150 metre tower to break ground.

They started excavating Transit City back in the middle of January - granted there isn't a lot of digging happening as there is no U/G parking there - just bike parking and storage.

"We are prepared to, but we don't think it will come to that" is developer speak for them believing they are about to lock down a significant commitment. Same thing that Cadillac did at 16 York, where they talked up how hot the market was as a reason to move forward on spec. Meanwhile they were finalizing a 6+ floor lease for First National and were confident that they were going to get HSBC (who last I heard have backed out). This is a project of much large scale than that, and Oxford, while ambitious, still has conservative pension fund oversight.

Regardless, we should hope they don't move forward on spec. They're much less likely to go ahead with some of the ambitious multi-floor common areas that you can see in the renders if they don't have a sizable anchor tenant to protect their IRR. I'll take a lengthy delay in commencement to see this thing come through in its best form.

Agreed. Omers has made major strides to reducing their pension fund deficit through Oxford. A billion dollar blunder here in the off chance of a market decline could erase everything they have accomplished during these boom times.

The rezoning application hasn't even been read by community council either. There's definitely not going to go ahead if they haven't secured a tenant by the time they have the green light to break ground.

They probably have close to 2 years before being ready to break ground so can say whatever they want now, really.

Yep that's true. They can always lie, and the rezoning application process will take 18-24 months from what I've been told so they do have quite a bit of time to get their tenants lined up. Im sure they will have some success providing the market remains strong.
