What is the current status on this project. Did the bar occupying the building finally close? Is there any indication that this thing will get built soon?

I did notice Geisha Lounge moved their door from Congress to the 5th street side this past week, Im not sure if they did it because of the coming construction or what. I can find out later this week though.

This is a pretty old thread and was not the one that most people used to post on after the project was announced. The height must have been announced (or speculated about) early on.

Last I read about this project is that it would start next year.

Back in March someone posted in the City Compilations thread that the height being requested (or mentioned) was 336 feet. I updated the thread title then. Honestly the height will probably change before it breaks ground.

Hello all! Long time lurker here.

I was looking at real estate listings on Loopnet and saw this property was just listed for 7 million. Looks like the developer gave up. Very unfortunate because this was one of my favorite designs.

Fully entitled, historically zoned, 3 story building in Downtown Austin on Congress Avenue. Just received, on 11-14-2011, Site Plan Permit for a proposed historic hotel with off-site parking in place.

I can't say I'm not surprised. There was nothing on this project for a long time.

I think what the listing is referring to is the 3 story building that is currently on that lot, not what the proposed historic hotel which we've all come to know will be. I see no reason why this project is not still on. Am I missing something?

The historic building for sale would have been the hotel lobby.

Doesn't mean whoever buys the property wont move forward with something similar.

Except for the fact that the new owners would have to get financing for the project, which obviously was not easy to come by for the previous owners, there is no reason why this project could not move forward. It appears that the permits or variances are in place for some kind of hotel project. Does anybody know whether these things expire over time or do they transfer with the property in perpetuity.

I looked again at the listing and it says

Just received, on 11-14-2011, Site Plan Permit for a 26 story hotel with 153 rooms! 2 years of planning, designing and permitting have been done and you are ready to start building! Permit is good for 3 years. Great opportunity for hoteliers as there is a major shortage of hotel rooms in Downtown Austin.

This one is not dead yet. A request for a one year extension to the approved site plan for a boutique hotel at 416 Congress was filed today:

The original site plan expires 11/14/14 which is the reason for the extension.

In case anybody has forgotten what it looked liked...

It's great to see them file for a one year extension, that means that the developer still has ambition to build it.

...or wants to maintain the entitlements so the building can be sold for a lot more money. Either way, I think financing for this project is much more likely now than it was back in 2011 - even with all of the projects in the pipeline.

I think your right about them wanting to sell. I walked past that building last night and it had a for sale sign on the window. Anyone have a few million dollars??
