Developer in downtown tower project looks to cash out
Howard Hughes is putting its stake in the new skyscraper under construction at 110 N. Wacker Drive up for sale amid a big corporate shift.

One of the developers behind a new 55-story skyscraper rising on Wacker Drive is looking to sell its stake in the project more than a year before the building is set to be completed.

Amid an executive shakeup and shift in strategy, Howard Hughes aims to unload the property at 110 N. Wacker Drive, the company disclosed in a presentation to investors.

The value of Howard Hughes' stake in the project, which it is developing with Chicago-based Riverside Investment & Development, is unclear. But the publicly traded company said it expects to sell the building as well as other "non-core" assets totaling about $2 billion in value over the next 12 to 18 months.

The skyscraper will cost around $722 million to build, and the joint venture developing the property increased its construction loan in May to $558 million, according to Howard Hughes' second-quarter earnings report. Howard Hughes guarantees around $100 million of that loan, the report said.
Quote:
Howard Hughes, which was spun out of mall owner General Growth Properties in 2010, paid $12.3 million in 2014 for the 43,000-square-foot parcel of land beneath what was then a squat General Growth building at 110 N. Wacker.

10-24 ~12am Getting ready for bed and someone either stole the keys to the crane or they are working the graveyard shift. I've been watching for a few minutes and there is activity on the southwest corner of the core. It appears to be someone welding and also the crane is moving quite a bit. Also I apologize for the blurriness, I did the best I could with the iphone zoom.

Is it just me, or does this not look any taller than 150 N Riverside? Will there be 60 feet of steel structure above the core?

It still has a bit to go - in the second shot you can see the rebar at the top - bent over - the concrete will go at least this high. would be surprised if ther is not also a significant mechanical screen.

All 3 towers (444, 150, and 110) are about equidistant in this shot.

Hopefully I got the image of the Goettsch elevation PD from post #1109 on page 55 to show up here for reference. It looks as though the top of the roof is to be at approx 783' (under which will be the Level 56 mechanical floor). Assuming that is where current core top is - at 783'? If so, there would be another approx. 14' to the top of the screen (approx 797') and then another approx 17' for the penthouse portion (which gets to 814'). So potentially 31 more feet to go if my current core height assumption is correct!

^ thank you both for your analysis! Makes sense. I understand that the difference between a 750' and an 814' building won't be very obvious, but I was expecting it to at least be noticeable!
