That's rather surprising. Let's hope it tops out the maximum and actually gets built.

Actually, it's not even 0 stories, it's a pit in the ground.

I've had more than enough of Stinson's shenanigans. Just build the damn thing or get off the pot.

I don't think he would dare start this until he finishes his first snail of a project at Stinson Lofts.

I happened to speak with a couple of reps at the Hamilton Grand/Stinson School booth at the Business Expo in Toronto on Saturday. They informed me that the plan was now 208 units. They referenced 16 floors, but made clear that nothing is definite yet.

They also made mention of an accounting firm lined up to purchase the entire ninth floor for owned office space. I didn't press for the name or enquire as to whether other office use was planned.

Also worth noting that they claimed construction was underway- they may have phrased it as ground having been broken, which I suppose is accurate.

Architecturally knowledgeable forumites, please educate me. I thought a penthouse referred to a dwelling on the top floor of a building. So why is the penthouse in this rendering on the 8th. floor?

I guess they changed the definition to the highest residential dwelling. So by that definition you could have a penthouse on the 2nd floor - as long as floors 3 to the roof are commercial.

Speaking of top floors, it appears that the rooftop terrace has been reconsidered.

Presumably this applies to all their ventures in Hamilton.

Better proposal

I'm liking this much better than all previous proposals. This looks less cheesy and more appropriate for the surrounding buildings. The height is better too. - That lots needs something 10 floors plus.

FWIW, the "new" 10-storey rendering seems to contain 252 units:

Ground Floor = 12 units
Offices, 2nd = 22 units
Residential, 3rd-8th = 28 units per (168 units total)
Offices, 9th = 28 units
Offices, 10th = 22 units

I just passed the site today. It looks exactly the same as it has for the past year or two. They haven't touched it.

I hate faux heritage - it rarely ever works. If attempted, it should only be by professionals who take it seriously, not dib dabs like Stinson.

I pass by the Stinson Lofts project every day, and have done so for months. There is little sign of completion.

It surprises me that another developer hasn't written a cheque to Harry and taken over the project.

The site is part of Doors Open Hamilton, May 4 & 5. You can visit, but there is a proviso:

"Construction site alert: Visitors to this site must wear protective footwear and hard hat provided to access the building; Guided tours only every 20 minutes; Visitors must be 18 years of age or older; Signed waiver required"
