DALLAS-With one apartment community already under development in the Metroplex, Alliance Residential has plans to break ground on two more multifamily projects in North Texas in the coming weeks. Together, the two class A projects total 647 units and have a price tag of roughly $75 million.

Alliance Residential’s new projects are: Broadstone Market Center, 303-unit urban development in the Design District,

“We like what we’re seeing in Dallas,” says Nick Chapman, partner/managing director of development for Alliance Residential. “What we’ve seen operationally over the last 12 months is very encouraging, and we want to get out in front of the cycle.”

Chapman tells GlobeSt.com that Alliance Residential is so bullish on North Texas’ apartment markets that it is in the process of closing on three more multifamily sites across the Metroplex. The firm has tentative plans to begin those projects in 2012, with one breaking ground during the first quarter and the other two slated for construction during the second quarter.

Strong demand in the Design District, however, compelled Alliance Residential to advance its plans. “There were three projects that were built in Design District in 2008, and those projects have proven the market,” Chapman contends. “I think it could probably absorb another 500 to 1,000 residential units.”

Farmers Market Square

The Farmers Market Square project is located in the Downtown Dallas Farmers Market District.

It is a 110-unit, 236,900-square-foot town-home project spearheaded by Houston developer Frank Liu of InTown Homes, who will build "moderately priced" for-sale properties on the lot -- which is one of the centerpieces of the recently City Council approved Downtown Dallas 360 plan.

Liu, who expects the development to run around $33 million, is seeking $3 million in TIF (tax increment financing) incentives from the City of Dallas which the City Council should easily approve. The Farmers Market TIF District Board of Directors is behind the project and recommends the City approve the request.

If Liu gets the TIF incentive he would expect to begin building by the end of December 2011, with completion set for September 30, 2013.

InTown Homes "Canton Townhomes" project on the block immediately north of the just announced Farmers Market Square project has already sold out with similar style townhomes that are still under development. The Farmers Market District of Downtown Dallas is red-hot with new center city urban residential construction.

The rending is for parcel 7A. Forest City is going to own the apartments while Cityplace Co. retains ownership of the retail.

JLB is also getting ready to break ground on Parcel 6C, on the North side of blackburn between 75 & the Mondrian. Haven't seen any renderings for this project but would expect it to be 4-6 stories.

That will leave 4 remaining parcels: 7B, 8A, 8B & 8C.

The Forrest City component of the West Village expansion includes a 20 story apartment tower besides the 5-6 story low rise component.

A quote from yesterday's Dallas Morning News article concerning the Forrest City West Village development states:


Cleveland-based Forest City plans to build the next phase of the West Village complex with more apartments and retail.

The developer is close to purchasing a tract of land at McKinney Avenue and Blackburn Street, property that previously was home to the Hank Haney golf facility.

“We are in the middle of very serious negotiations,” said Neal Sleeper, president of Cityplace Co., which owns the land. “We do not have a deal at this point, but we are close.”

Sleeper said Wednesday that his company will own the retail in the planned buildings and Forest City would have the apartments above. Cityplace Co. has taken a similar approach to other buildings in the development.

Dallas architects Good Fulton & Farrell are working on designs for a 20-story building, according to the design firm’s website.

“A primary objective on this block was to extend the successful active retail street scene of West Village,” the designers say in the Internet presentation.


This is the rendering that is more accurate as to what is being constructed by Forrest City for their West Village expansion project on tract 7A; it shows the 20 story apartment tower that will be built along with the lower rise component:

This is a major coup for Downtown Dallas, with work now underway on the residential renovation project for this complex of four vacant older office buildings on the eastern side of Downtown!

Hamilton Properties has redone more downtown Dallas buildings than any other real estate firm.

Its next project — converting the vacant Lone Star Gas complex into rental housing — is the most complicated yet. The one-block redevelopment includes a dog’s dinner of old commercial buildings constructed between the 1920s and 1970s. The former office complex has been empty for five years. “This is our fifth project — we are getting the hang of it,” said developer Ted Hamilton, dodging demolition crews and piles of debris as he gave a tour of the old gas utility buildings at Harwood and Wood streets. First up for renovation will be the newest building, a 12-story marble-and-glass office tower that was built in 1979. It’s being remodeled into 107 affordable apartments that will rent for between $250 and around $750.

Construction should take about a year.

Before that first project is finished, Hamilton Properties plans to begin remodeling the two oldest Lone Star Gas buildings, which were built in 1924 and 1930.

Legendary Dallas architects Lang & Witchell designed the two brick buildings facing Harwood. The largest, a 13-story tower built in 1930, is one of downtown’s best Art Deco landmarks.

The grand lobby on the ground floor will be used for retail space. “We are in talks with a bookstore,” Hamilton said.

The Art Deco tower and the 1924 building next door will be remodeled into 123 more apartments.

Just under half of those will be full-market-rate units. The rest will be affordable rentals.

An eight-story office building constructed in 1966 on Wood Street will be turned into a parking garage for the entire project. “I would say the challenges increase somewhat when you have buildings of different architectural periods,” said architect Jerry Merriman, whose firm is designing the retrofit of the old buildings.

“The end result will be a great mixture of residential unit types and renters, which is the diversity we want in downtown Dallas today.”

Saving the historic Lone Star Gas buildings is a top priority for preservationists and downtown boosters who want to see the vacant block put to good use. It’s the largest concentration of still-derelict buildings in the Central Business District.

“It’s a really important project for downtown,” said John Crawford, CEO of the Downtown Dallas Inc., the economic development agency for central Dallas. “Back in the day, people said nothing would ever happen with those buildings.

“It’s important that it happens from both a perception and reality point of view,” Crawford said. “The Hamiltons have worked like Trojans to get this deal started.”

Another very dense, multi-story, urban residential in-fill project for Dallas.

This Transit Oriented Development project is located at the Inwood Road Station on the DART Green Line, very near Dallas Love Field Airport and the Dallas Medical District.

This area is red-hot with new luxury residential development that is booming as a result of the explosive growth of the Dallas Medical District and the addition of the Green Line through there.

I saw Museum Tower in person for the first time yesterday, and I have to say I'm impressed. The quality of the glass is very high. The Perot Museum is coming along very nicely, and looks very impressive. On another note, the Church being constructed on St. Paul looked pretty impressive. If any of the Dallas forumers can post pictures of it, that would be much appreciated. I didn't bring my camera and whisked by it pretty quickly in a car, but the structure looked pretty cool.
