Italian creativity brings new era of architecture to Dubai

• One building – endless shapes
• The Dynamic Architecture will make its international debut in Dubai before going to 11 other economic capitals in the world

alaqariya News magazine – The Dubai real estate market, which is moving ahead of times in building designs and architecture, will be home to and international hub for an innovative skyscraper, which will keep changing its shape and generate surplus energy from the wind as well as the sun.

The ’tower in motion’ is a revolutionary project based on “Dynamic Architecture”, a new concept introduced by Florentine architect David Fisher. The project has generated considerable interest all over the world even before its launch, as a trend-setting architecture.

Details of the unique building design, production of clean energy and the innovative technology that distinguishes this milestone in contemporary architecture were presented to an audience that included local and international media at the Burj Al Arab today.

The new building will be the first skyscraper “produced” with industrial systems process: in fact, 90% of the building will be constructed as modules in an industrial plant and, then, assembled on the central core, the only part that will be built “on-site” using traditional techniques.

Dubai will be home to this revolutionary architecture in all sense as the pre-fabricated units for the tower will be produced in a facility set up in Jebel Ali. These units will then be shipped to 11 other major cities including Moscow, Milan, New York and Tokyo where similar towers will come up following Dubai.

Each floor of the tower will consist of 12 modules that will arrive at the job site completely finished and with electrical, plumbing as well as air-conditioning systems ready for use. The modules will then be mechanically assembled at the rate of one floor every seven days.

This provides a series of important advantages: first of all, the application of industrial quality control techniques to the finished product, the possibility of customising individual apartments, reduced production times and costs and, last but not least, reducing the risks of accidents and injuries on the job site. In fact, production and installation will require only 90 technicians and workers on the site, as against over 2,000 for a comparable traditional building.

Another innovation that distinguishes the tower of endless shapes is its dynamic use of space, which not only adapts to its surroundings but also to the tenant’s needs and, why not, the tenant’s caprices. Thanks to a mechanism that allows each floor to rotate autonomously by virtue of voice activated technology, it will be possible to select the view from the window at any moment, deciding how to use the daylight or to let it rotate slowly as viewers enjoy the surroundings. The external shape and profile of the tower can also change constantly, letting a new way to see architecture come to life: non motionless anymore, but dynamic.

But that's not all. The tower is also a “green” building that generates electricity for itself and five other equivalent buildings. The secret is 48 wind turbines mounted horizontally between one floor and the next, and the photovoltaic cells located on the roofs of the individual apartments. Never before has a building been designed to produce so much more energy than it consumes.

When completed, the skyscraper will have 68 floors and will be 313 meters (1,027 feet) high. Built in association with local entrepreneurs, the tower will comprise a 6-star hotel, offices and apartments of various sizes besides five villas on the top floor. Each of the villas will have designated parking on the same floor with vehicles brought up and down in special elevators. The roof of the “Penthouse” villa will also have a swimming pool, a garden and an Arabian majlis.

For a quick return home, the tower will have a retractable heliport, a platform that will extend from the shell of the building at the 64th floor at the moment of landing, thus maintaining the ergonomics of the tower.

Since such features calls for a high level of integration between concept, design, planning, manufacturing of components and construction, many of the world’s leading companies and professionals have been contracted for this project. Some of these companies, though globally renowned and trusted in their core area of expertise, are working in a construction-related project, and that too an integrated one, for the first time, since they are aware that this is going to be the future of architecture.

The project's uniqueness, the extra benefits derived in the long-term as well as the level of the technical and technological challenges it offers have attracted premier international consultants and industry leaders like Bosch, LERA, Viega, Kerakoll, Kriston and Bovis Lendlease, Barker Mohandas, IV Industrie, who have joined the ‘Dynamic Architecture Club created by Fisher to construct the buildings of the future, rich with intelligent systems.

Some of these club members are already a major presence in Dubai, working as construction managers or contractors for projects such as Dubai Metro and The Burj at the Waterfront. Negotiations are on with other industry majors to join the club and contribute to this epoch-making architecture.

The project has already aroused intense interest among both institutional and private investors. The first apartments could be delivered to buyers in a full ten months earlier than traditional delivery times.

Sales for the skyscraper, the construction of which will involve a total investment of $350 million, will be handled by Gowealthy, leading real estate company in Dubai.

“Dynamic architecture is a total revolution in the 3,000 year history of man building homes. This architecture is unique in that it is so close to daily life, marks the industrialisation of buildings thus impacting hugely on the real estate sector, and generates its own clean energy for the building. The concept was born in the city of Renaissance (Florence) and now it will come to life for the first time in Dubai, the city of future,” Fisher said

مجلة العقارية نيوز : تماشياً مع سياستها في احتضان أكثر التصاميم الهندسية والمعمارية إبداعاً وحداثة، ستحتضن دبي أول برج متميز يعد من أكثر المشاريع الهندسية ريادة وابتكاراً من حيث اعتماد مبدأ الهندسة المعمارية "الديناميكية" في تصميمه وسيجعل منها مركزاً عالمياً لبناء 11 برجاً آخر في العديد من عواصم العالم الاقتصادية. وتشهد ناطحة السحاب المبتكرة، التي صممها المهندس المعماري الإيطالي ديفيد فيشر بشكل يولد الطاقة بشكل مستمر من خلال عملية الدوران حول محور البناء، نموذجاً مثالياً لهذا الأسلوب المعماري الخلاق.

وقد لاقى المشروع اهتماماً عالمياً كبيراً حتى قبل إطلاقه بشكل رسمي، نظراً لتميزه وقابلية تطبيقه على نطاق واسع. وتم التعريف بالخصائص والتفاصيل التقنية المتعلقة به خلال مؤتمر صحفي عقد اليوم في برج العرب، وحضره عدد كبير من ممثلي الصحافة المحلية والعالمية.

وسيكون المبنى الجديد أول ناطحة سحاب يتم بناؤها باعتماد النظم الصناعية الحديثة. وستجري 90% من العمليات الإنشائية للمبنى على وحدات مستقلة يتم بناؤها في مصانع منفصلة، على أن يصار إلى تركيبها لاحقاً على المحور الرئيسي للبرج الدوار وهو الجزء الوحيد الذي سيجري العمل على بنائه في موقع الإنشاء نفسه.

وستحتضن دبي هذا المشروع المعماري بشكل كامل، من خلال إحداث منشأة خاصة في جبل علي يجري فيها بناء الوحدات المستقلة التابعة للمشروع. وسيتم شحن وإرسال هذه الوحدات إلى 11 مدينة كبرى مثل موسكو وميلانو ونيويورك وطوكيو تمهيداً لبناء أبراج فيها بعد الانتهاء من العمل على المشروع في دبي.

ويتألف كل طابق في البرج من 12 وحدة مستقلة ومجهزة بشكل كامل بجميع مرافق الكهرباء والصرف الصحي وحتى التكييف. ويجري لاحقاً تجميع هذه الوحدات ميكانيكياً، بحيث يتم إنجاز طابق واحد كل أسبوع.

ويحقق نموذج العمل هذا مجموعة من الفوائد الهامة، تشمل على تطبيق أفضل تقنيات ومعايير الجودة الصناعية، وسهولة تصميم الشقق بما يتلائم ومتطلبات العملاء، وتخفيض تكاليف العمليات الإنشائية والمدة الزمنية اللازمة لإتمامها، بالإضافة إلى الحد من مخاطر وقوع الإصابات بين العاملين في الموقع. والجدير بالذكر أن عمليات الإنشاء والتركيب لن تتطلب أكثر من 90 تقنياً وعاملاً في موقع العمل، في حين يحتاج تنفيذ الأبنية التقليدية، في بعض الحالات، إلى تضافر جهود أكثر من ألفي شخص.

كما تولي تصميمات هذه الأبراج أهمية خاصة لعنصر المساحة بما يساهم بشكل مباشر في تماهي المبنى مع المناطق المحيطة به، وبما يرضي الأذواق المختلفة للسكان. ويمكن للقاطنين، بفضل خاصية الدوران المستقل لكل طابق حول المحور، وهي الخاصية المعتمدة على نظام التشغيل الصوتي، اختيار الإطلالة المفضلة لديهم، وتحديد كمية ضوء النهار التي قد يرغبون في إدخالها إلى منازلهم، أو تشغيل آلية الدوران البطيء التي تسمح لهم بالاستمتاع بجميع إطلالات البرج على مدار اليوم. ويعطي البرج الفرصة للمهتمين بفنون العمارة للتعرف على مفهموم الهندسة المعمارية الديناميكية التي أصبحت تتميز بالحركة والحيوية والتغير المستمر في الشكل الخارجي، بعد أن ارتبط مفهوم الهندسة، على مر الزمان، بالثبات والسكون.

ويعتبر البرج من الأبنية الصديقة للبيئة، حيث يولد طاقة كهربائية تغطي كافة مستلزماته، ومستلزمات ما يعادل خمس أبنية من نفس الحجم. وتتم هذه العملية باستخدام 48 عنفة هوائية متوضعة بشكل أفقي بين كل طابقين، بالإضافة إلى خلايا الطاقة الشمسية الموجودة على أسطح جميع الشقق. ولم يسبق لأي مبنى إنتاج مثل هذه الكميات من الطاقة التي تفوق حجم مستلزماته الحقيقية.

وسيبلغ عدد طوابق ناطحة السحاب، عند انتهاء العمليات الإنشائية عليها، 68 طابقاً بارتفاع 313 متراً (1027 قدماً). ويمتد كل طابق على مساحة 1700 متر مربع (18.298 قدم مربعة) بمجموع مساحة إجمالية قدرها 112 ألف متر مربع (1.205.558 قدم مربعة).

ويشمل البرج المزمع بنائه في دبي، والذي يجري بناؤه بالاشتراك مع مجموعة من كبار رواد الأعمال المحليين، على فندق من فئة 6 نجوم، ومكاتب وشقق بمساحات مختلفة، بالإضافة إلى 5 فيلات تبلغ مساحة كل منها 1500 متر مربع (16.146 قدم مربعة) تقع في الطابق الأعلى. ويتبع كل فيلا موقف خاص للسيارات التي يتم إحضارها إلى الطابق الأخير باستخدام مصاعد خاصة. ويتضمن سطح فيلا "البنتهاوس" على بركة للسباحة، وحديقة، ومجالس عربية تقليدية.

ولتوفير المزيد من التسهيلات لسكان البرج، تم تصميم مهبط خاص لطائرات الهليكوبتر، يمتد من قلب المبنى عند الطابق 64 بشكل تلقائي عند الهبوط، بما يعزز من الطبيعة الديناميكية لتصميم البرج.

وحرصاً على تحقيق التكامل في جميع مراحل العمل، بما في ذلك التصميم والتخطيط وتصنيع الوحدات وبناؤها، جرى التعاقد مع نخبة من أهم الاختصاصيين من الأفراد والشركات للعمل على المشروع. وعلى الرغم من السمعة العالمية المرموقة التي تتمتع بها هذه الشركات، إلا أنها ستتعامل للمرة الأولى مع مشروع بمثل هذه الأهمية والروح المبتكرة التي تعبر عما سيكون عليه مستقبل الهندسة المعمارية في العالم.

واجتذب المشروع، نظراً لتصميمه المتفرد والفوائد التي يمكن أن يحققها للمستثمرين على المدى الطويل بالإضافة إلى مستوى التحديات التقنية التي ترتبط به، مجموعة من أهم الشركات الاستشارية العالمية وكبار قادة الأعمال من أمثال "بوش" و"ليرا" و"فييجا" و"كيراكول" و"كريستون" و"بوفيس" الذين أعربوا عن اهتمامهم بدعم طموحات ديفيد فيشر في إنشاء أبنية المستقبل التي تتميز باعتمادها على الأنظمة الذكية الأحدث في العالم. كما تمت دعوة فيشر للعمل على عدد من المشاريع الهامة الأخرى.

ومن المقرر أن يبدأ العمل في المشروع، الذي يلاقى اهتماماً كبيراً من الأفراد والمؤسسات الاستثمارية الكبرى، خلال هذا العام على أن ينتهي عام 2009. وسيجري البدء بتسليم الشقق للراغبين بالشراء خلال فترة لا تزيد عن عام ونصف من تاريخ بدء الأعمال، أي في مدة تقل بـ10 أشهر عن معدلات التسليم المتعارف عليها في الأبنية التقليدية. ويبلغ حجم الاستثمارات في مشروع ناطحة السحاب ما يقدر بـ350 مليون دولار أمريكي. وتتولى شركة "جو ويلثي"، الشركة العقارية الرائدة في دبي، مسؤولية عمليات البيع.

وقال ديفيد فيشر، في معرض شرحه لأهم تفاصيل مشروع أحلامه: "يعتبر مفهوم الهندسة المعمارية الميكانيكية ثورة في عالم البناء الذي عرفه الإنسان منذ أكثر من 3 آلاف سنة. ويتميز هذا الأسلوب الهندسي بفرادته وتطبيقه للمعايير الصناعية في مختلف مراحل التنفيذ بما ينعكس بشكل إيجابي على نمو سوق العقارات. كما يتفرد بقدرته على توليد الطاقة النظيفة وتحقيق الاكتفاء الذاتي. لقد ولدت هذه الفكرة في مدينة فلورنسا، مدينة عصر النهضة، وها هو الحلم يتحول إلى حقيقة في دبي. ويأتي هذا المشروع متماشياً مع رؤية صاحب السمو الشيخ محمد بن راشد آل مكتوم، نائب رئيس الدولة رئيس مجلس الوزراء حاكم دبي، في الارتقاء بمدينة دبي نحو مستقبل ينعم بالرخاء والازدهار".
