After many years of being abandoned, Omaha's Northern Natural Gas building downtown is being converted to apartments.

The picked the Shamrock Development. Here are a few more renderings.







350 room hotel.
280 apartments.
140,000 sq feet of office space.
61,300 sq feet of retail space.

December 2014 completion date.

Spent the day in Omaha. Love the city and the new development downtown. I can't believe how far west the city has grown

Excavation for this project has begun. There have been three or four proposals for this site since the site was cleared years ago. This is by far the best of the proposals and construction is finally underway.

Does anyone have any idea when the old UP HQ site will be built on (the one where the Wall Tower was proposed)?

Unfortunately nothing is in the works at the moment, but the site is currently up for sale.

Omaha is having a pretty good year on the rental front.

359 apartment units are u/c right now across 6 projects. Between August and November 117 apartment units across 4 projects will be ready for residents. That will leave 242 under construction at two sites. 407 units have been proposed across 3 more projects yet to break ground. There are two announced building rehabs without set numbers as well and one of the buildings is rather large.

This is going to be a huge boost to downtown.

On top of the apartment development, 311 hotel rooms u/c in two projects with an announced 350 room hotel yet to break ground.

Omaha got some big news about Aksarben Village this week.

BCBS Nebraska


Office above w/ retail below. The retail includes Jones Bros Cupcakes which has won on the show Cupcake Wars, if that means anything. They are quite good.


Aksarben Cinema 10 screen movie theater with fitness center in shared building.



DLR Group


Courtyard Marriott


~500 Apartments are completed with another ~200 u/c right now



Stinson Park


B-Cycle Omaha is centered around this development. Only 5 stations right now, but there are rumors of 100 new bikes and 20 stations across the city next year. We will see though, I am not exactly confident on that one.


University Nebraska-Omaha has their secondary campus right next door as well.

Mammel Hall UNO College of Business.


Scott Court dorms.


The announcements the past few days say the entire development should be finished by 2015. They include:

Gordmans department stores are HQed in Omaha and they will move their offices to a new building w/ ground floor retail.


21 Live/Work condo units.



Apartments


And then announced buildings w/o major tenants, but have said to have "high interest" from other local companies looking for new office space/retail space. A 119-room Marriott Residence Inn, next door to the Marriott Courtyard already in the development. More than 230 new residential units, ranging from apartments to town houses to luxury condos. A 60,000-square-foot retail building that could hold about 10 shops and restaurants. A 150,000-square-foot office building, which will include 40,000 square feet of retail space on the ground level.

Here is a current map of what is already built.


Gordmans is going in the skinny green space by P2. The new hotel will go where the N^ sign is. The 60,000 sq foot retail building should go in the green space by 6. And I assume the 150,000 sq ft office and more apartments will be where the large A/V symbol is.

I see Suttle wanted a high-rise on that location. 135,000 sq ft would'nt have been a skyscraper though.

Yeah Mayor Suttle said a highrise would of been better, but the feeling around here is that we just don't have the market for a tall building. A $44 million investment downtown is nothing for the Mayor and city to turn it's nose at IMO. Even if its only 100 feet tall.

Ground is broken on Gavilon and work is well under way.

Hyatt Place Old Market is adding another floor after a short delay.

~400 apartments currently u/c downtown, 60 of those will be open for tenants any day now. Another 42 opened a few weeks ago.

Right now downtown Omaha is seeing the most construction $ wise at one time since April 2011. If you go back to most construction $ not counting public projects it is the most at one time since pre recession times.
