The incorporation of China Eastern may mark a good sign for SLC - flights to and from Shanghai? And possibly flights on Virgin Atlantic to LHR considering that Virgin isn't in an alliance yet? - This will open up slots at LHR for skyteam which has traditionally been very expensive to purchase spots at. I don't really understand the specifics of the deal and regulatory approval is still required but considering that it involves SkyTeam hopefully its good news for Salt Lake.

Downtown Update - Hoyt Place Development

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/comm...nfill-project/

...“The Hoyt Place proposed development is a great of example of infill development that is needed in the city,” said Robinson. “The depth of these lots turns into a weed patch, a fire hazard. If we are going to have infill development in the city then it requires us to go into these areas and assemble what we are doing in Hoyt Place.”

Zoning map for the 800 West block of Hoyt Place. All three phases of the Hoyt Place development will be built on the parcels zoned SR-3. Image courtesy Salt Lake City planning documents.

Robinson’s company, City Block, wants to build ten, for sale single-family homes, with four detached and six attached homes. Each home would be two stories with a ground floor garage. The detached homes will have a 1,166 square foot footprint, with three bedrooms and two and one-half bathrooms. The attached homes will have a 954 square foot footprint with two bedrooms and two and one-half bathrooms.

The developers intend to keep the homes relatively affordable with homes starting at $260,000...

Downtown Update - Year-Round Public Market

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/publ...r-realization/

...Council member Charlie Luke asked the study team to add an option that includes affordable housing and said he would be willing to explore allowing for greater building height and the elimination of parking requirements to see affordable housing included. The proposed location for the market is in the Downtown Warehouse/Residential District zone (D-3) which allows for building heights up to 85 feet through the Conditional Building and Site Design Review process...

...“It is a unique opportunity because of its proximity to the Intermodal Hub,” said Luke...

Downtown Update - Barnes Bank Site Redevelopment

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/city...nes-bank-site/

Residential and commercial space is coming to the Civic Campus. On Thursday, Salt Lake City Mayor Jackie Biskupski announced her selection of Downtown SLC Partners LLC’s request for proposal (RFP) for the Barnes Bank 400 South Project in downtown Salt Lake City.

The selected proposal, called The Exchange, will cover 2.24 acres on the 300 East block of 400 South. The property formerly held Barnes Bank and Salt Lake Roasting Company. The project calls for two buildings with a mix of housing, retail, coworking and incubator space.

The site sits adjacent to a TRAX line and represents the city’s decades-long plan to bring more residential and commercial development to the area surrounding the Civic Campus, anchored by the Public Safety Building and the City Library...

Downtown Adj. - Central Ninth District - Construction Begins On Ruby Townhomes

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/cons...nhome-project/

With a housing crisis underway, Salt Lake City is in need of more for-sale housing stock. The city’s growing number of missing middle housing means more formerly single-family parcels are being converted to higher-density housing.

Preliminary construction has started on The Ruby, a 12-unit townhome project on the 800 South block of West Temple in the Central Ninth Neighborhood. The project consists of four, three-story buildings and replaces three formerly single-family lots on 0.4 acres... each home will be approximately 2000 square-feet and will have three bedrooms, three and one-half bathrooms. The townhomes will front West Temple while the garages will be accessed via a driveway behind the homes. The home’s main entrances and ground floor flexible live/work space will front West Temple with second-floor large sliding doors that will open to balconies fronting the street. The project will also include a landscaped walkway connecting West Temple to the rear alleyway.

...The Ruby is one of four for-sale residential projects in development in Central Ninth...

Downtown Update - 4th West Apartments Officially Open

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/4th-...ficially-open/

...As has become the trend, 4th West opened in sections with tenants moving into the north wing last fall. The mixed-use residential building is large, occupying the bulk of the site’s 7.3
acres. The five-story building (six if you count the rooftop fitness center and event space), holds nearly 500 residential units...Half of 4th West’s residential units are two bedrooms, with
the remaining units a mix of studio and one-bedroom apartments. Based on bedroom count, if each bedroom was occupied by just one person there would be 746 people living in 4th West
when the building is fully leased out; that’s over 100 people per acre...Vegh describes the 4th West Apartments as an urban resort. Apart from the bar, most of the amenities are centralized
at the rooftop level. The large pool, with uninterrupted views of the downtown skyline and the Wasatch Mountains, is surrounded by cabanas, the type common in resort-style hotels. The
rooftop level also includes a full-service fitness center and outdoor sport court that overlooks downtown. Additional rooftop amenities include a test kitchen and large clubhouse that can be
rented out for events...

...The development also represents a new reality for Salt Lake City, a booming economy that is bringing in out of state workers that are used to paying higher rents than the locals. England
estimates that about 70 percent of the 4th West’s tenants are from out of state...Rents depend on the unit type, of which 4th West offers 16 different unit designs. Rents range from $1,250
for a studio to $4,810 for a deluxe two-bedroom apartment...

http://i0.wp.com/www.buildingsaltlake.com

...There are 761 residential units under construction within a block of the 4th West Apartments. The project is part of the larger Hardware District that will add 409 residential units directly
south of 4th West. Just a half-block to the east on North Temple is the site of the under-construction, Skyhouse Apartments, a six-story building with 240 residential units. Just west of
4th West, on the 300 North block of 500 West, is the North Fourth project, a six-story, 112 unit affordable housing development...

Downtown Adj.- West Station Apts., Phase I A Big Success. Phase II, already under construction

Isaac Riddle Reports, http://www.buildingsaltlake.com/in-p...o-north-temple. The West Station Apartments consists of 145 residential units... The project is in close proximity to the 1940 West North Temple TRAX Station and directly east of the Sutherland’s Lumber store, near the North Temple and Redwood Road intersection. The developers plan to construct a pedestrian path to connecting residents to the retail and TRAX Station on North Temple...Construction of the West Station Apartments, the first North Temple TSA (Transit Station Area) project to be constructed west of Interstate-15 since the Airport TRAX line opened in 2013, is completed.

Several acres of vacant land surround the development to the east and the south. If West Station is a success, the adjacent parcels will be the next phase of development for the North Temple/Redwood Road corridor.

Phase I is completed and open for occupancy.

The success of Phase I has led to the quick follow up of Phase II, now under construction.

The Salt Lake Tribune - Mike Gorrell Reporting http://www.sltrib.com/home/5329000-1...-office?page=1

Salt Lake City's downtown district will extend farther to the south soon with a 10-story office building on the southwestern corner of 600 South and Main Street.

The Patrinely Group, a national real estate development firm based in Houston, formally announced plans Wednesday for 650 Main, the name given to the 320,000-square-foot structure
that will be built on part of what has been a parking lot south of Little America Hotel.

And, if market conditions live up to Patrinely's expectations and 650 Main fills with tenants, a second similar structure will replace the rest of the parking lot and a coffee shop on the
southeastern corner of 600 South and West Temple. A parking structure surrounded by trees would link the office buildings

Since you are new to the forum I'll assume that you're possibly unacquainted with some of its features. Please go to the General Contents page http://skyscraperpage.com/forum/index.php Then, click onto the Compilation Thread http://skyscraperpage.com/forum/forumdisplay.php?f=87
You will see three headings to the right, one of which gives the number of views that each city category has accumulated. I haven't tracked the number in quite some time, but it will typically range anywhere from 300 to 600 hits a day. Sometimes, as many as 1,000. If I update on a daily basis, and there are projects that people find particularly interesting, then the number of views will quickly grow. Projects like the new 111 S. Main Tower/Regent St./ Eccles Theatre development, or the City Creek development tend to generate a lot of traffic.

Unlike the Mountain West forum of Denver, Salt Lake City, and Boise respectively, many cities on this Compilation Thread use it as their main discussion forum. Salt Lake City does not, and never has. I use it simply to copy and paste from the local forum those projects currently in proposal and development. Apparently, many find the pictures entertaining enough that several hundred on any given day will hit the thread and view it. For practically the entire existence of the thread, it has ranked at number nine out of fifty for total number of views.

For some time now the general Salt Lake City area has been one of the hottest job and growth markets in the country. For those who frequent the Skyscraper Forum and are just curious, or like many looking for career changes and different places to relocate, this is a handy tool, which also often dispels a lot of misconceptions of Salt Lake City proper itself. I've received enough private messages and requests for further clarifications to know this is the case .

There are thousands of new residential units being added to the Downtown and Central Salt Lake market yearly. Each week it seems as if multiple new major residential projects are proposed, commence construction, or are completed. The huge Hardware Village project alone, along with the many tandem projects it is generating, is transforming an entire sector of the city as if overnight. Developers estimated that 70% percent of those moving into the most recently completed portions were from out of state.

For whatever the reason, hundreds view it daily, and that's reason enough for me to keep it updated.
