Capitol Riverfront/Navy Yard

My wife, friends, and I did the 'Rooftop Hop,' sponsored by the Capitol Riverfront BID on Saturday. We saw some stunning rooftops and enjoyed great food and drinks from local neighborhood restaurants. I took these photos of various developments in the neighborhood during the event.

Georgetown

We were recently in Berlin for vacation. A couple of beer gardens along the Georgetown Canal and a cafe would be a great way to encourage more activity.

Avec on H Street is a large residential building that is being constructed on the site of former strip mall at 901 H Street NE. The development is important because it will help connect the more developed western edge of H St. with the Atlas District. Two live-steam camera perspectives are available. Camera #1 swivels left and right periodically.

Capitol Crossing is a massive development that is being constructed atop a platform over I-395 in downtown DC. In total five buildings will be constructed. Seven frequently updated webcam perspectives are available as well as a video camera.

I was up in DC for a conference last week. The city looks great and there are more cranes in the sky than I can remember seeing at any point in my lifetime.

"The Union Market development pipeline just got bigger.

UDR and Edens recently filed a planned-unit development (PUD) to replace the former Maurice Electric warehouse site next to the Angelika Pop-Up Theater at 500 Penn Street NE (map).

The PUD would yield a 12-story building with penthouse, delivering a total of 295-325 residential units and a total of 23,568 square feet of ground-floor retail. Designed by Eric Colbert and Associates, the two-story Maurice Electric showroom on the site would be restored and incorporated into the facade on the east side of the building..."

"There are big plans in the works for Union Market, which include loft office space above the market building and a new 240-unit apartment building that will be constructed just to the north, UrbanTurf has learned.

Edens and development partner Great Gulf plan to expand the Union Market building at 1309 5th Street NE (“South Building”) and construct a second building next door (“North Building”) with a pedestrian plaza separating the two buildings..."

Southwest library

This is a missed opportunity. I would have preferred for DC to pursue a public/private partnership to build housing or office above a new Southwest library. This site is only a 5 - 8 minute walk from the Southwest Waterfront metro station and the DC government could have pursued an arrangement to let a developer build on top of the library in exchange for paying the costs of a new facility.

Perkins+Will/Turner Construction Named Design/Build Team for New Southwest Library

"The D.C. Public library has selected Perkins+Will and Turner Construction as the design/build team for the new Southwest library

The Southwest library is being rebuilt. Located at 900 Wesley Place SW, the new building will be designed to support modern library uses and achieve LEED Gold certification for environmental design. The library project is funded at $18 million.

The design/build team was selected by a panel made up of Library staff, the President of the Southwest Neighborhood Assembly and the President of the Friends of the Southwest Library. The Library received seven submissions. Each submission was evaluated against a list of criteria, including how the firm plans to manage the project, key personnel (including demonstrated strength in working with libraries and on similar projects), how the firm plans to use D.C.-certified small businesses, and price. With the team identified, the contract will be sent to the D.C. City Council for approval...."

DC Water and Sewer Authority headquarters

Here are two photos I took of the new DC Water and Sewer Authority headquarters that is being built on the waterfront in the Capitol Riverfront/Navy Yard neighborhood. The modern glass building will contrast nicely with the historic sewage treatment facility next to this building.

NOTE: I inadvertently deleted the previous photos of the Water and Sewer Authority headquarters so here are two new photos I took from this past Saturday.

"SIM Development has applied to restore a long-vacant mixed-use building right off Good Hope Road in Historic Anacostia to its prior use, delivering retail spaces below 25 rental apartments that will primarily be three-bedrooms meant for families.

The plans would add two stories and a habitable penthouse to the two-story-plus-cellar structure at 1916 15th Street SE. Three retail spaces totaling 5,484 square feet would open onto Good Hope Road, occupying ground floor and cellar space..."

Southwest DC

I took this photo from our friend's rooftop of a residential development at M and 3rd Street, SW. As you can see, there is also another building under construction across the street. This is about 1 1/2 blocks from the Southwest Waterfront metro station.

Lower 8th Street, SE

The residential development across the street from the Brig on 8th and L St, SE, is also currently under construction. Lower 8th Street is going to be very different in 1 - 2 years.

"The federal government is canceling the search for a new FBI headquarters, according to officials familiar with the decision, putting a more than decade-long effort by the bureau to move out of the crumbling J. Edgar Hoover Building back at square one.

The decision follows years of failed attempts by federal officials to persuade Congress to fully back a plan for a campus in the Washington suburbs paid for by trading away the Hoover Building to a real estate developer and putting up nearly $2 billion in taxpayer funds to cover the remaining cost..."

^ that sucks. don't care too much about the FBI but replacing the hoover building would could do an enormous amount for central DC.

I am mixed about this. The Hoover building is currently a dead space on PA Ave and PA Ave is largely lacking in vitality and it would be good to expand DC's tax base by having more residential development where the FBI headquarters is. On the other hand, this site has excellent access to transit, making it much more sustainable than either of the sites in Maryland and Virginia and the FBI headquarters is a source of good jobs in DC. These people go to lunch in Penn Quarter/Chinatown, go to dinner at the surrounding restaurants after work, and at least some of these FBI employees live in DC. Losing these good jobs was too readily dismissed by others who wanted to see the FBI headquarters relocate elsewhere in the DC region.

"Douglas Development has another project on the boards for Mount Vernon Triangle.

The DC developer has proposed a 220-room hotel, 13-story hotel at 601 K Street NW, which could be part of the AC by Marriott brand, according to the Washington Business Journal."
