101 Locke Condos | ? | 6 fl | Complete

Planning process begins for Locke Street condo project

A new condo project and a new yet-to-be-determined development are in the works, one on Locke Street South and another on MacNab Street.

Giovanni Fiscaletti at The Spallacci Group said the condo project named 101 Locke has just entered the planning stages and details have not been released yet.

"We've just started through the planning process," he said.

Ward 1 Councillor Brian McHattie said the company attended a neighbourhood meeting but until there is site plan approval, no information is public yet.

At the same time, developer Wilson Blanchard has demolished a building at the corner of Jackson and MacNab streets due to its poor condition.

Robert Miles, senior commercial property manager for Wilson Blanchard, said the building was beyond repair, and it moved tenants to other locations.

In the meantime, the company has no firm plans for the site.

"It's starting to look like 2014 is going to be a big design year for us," he said. "We have a number of properties in the city and we want to make sure (the projects) make sense according to the economy and the location."

Wonderful scale. That will be really great there. It would be phenomenal to one day have this scale of building on Locke nearer to Main and King.

It’s going to be great when this serves to drag the commercial stretch a bit farther north.

This will be a fairly big building then - that's a lot of units for 6 storeys (more like 5, considering the ground floor will have commercial uses).

It should take up most of that block face between Jackson and Canada.

New large sign..

Walked past the lot today..
Noticed a large sign at the corner of Canada and Locke Street by Spallacci Homes

101 Locke Condos coming soon.. Certainly a change in the area, was very hard not to miss..
Is this project ready to start moving forward?

Staff of the Ward one councillor sent out an update on this yesterday:

"The OMB appeal has been withdrawn by the citizen who appealed it and the rezoning by-law has now been approved. A Site Plan Application has been submitted to the city by the developer. The City’s Development Review Team met today to discuss the application. The current plan is for a 6-storey mixed use building consisting of 1166 square meters of ground floor commercial uses and 84 residential units on the upper storeys. 90 parking space are proposed underground. We’ll update you as more information becomes available."

Wonderful news, in my opinion. I think that a development like this will add a tremendous amount of value in this location. Maybe this means neighbours are more satisfied.

almost 1200 sq metres of commercial ground space. nice!

For some reason, I was under the impression that some of those spaces would be for the retail. How many spots does 13,000 square foot of retail normally require?

I love Locke.

I was hoping for retail too as it could encourage retail development all the way up Locke further. It would improve the business environment rather than flood it with more people living in the area changing the demographics entirely.
