Very nice, but what I'd like to know is how can all this construction be going on at once??

Where are the people to occupy all these new towers, let alone all the existing ones?

To start, the metro is growing by over 30,000 individuals a year (around 40,000, perhaps?). The rental market is rather tight in the urbanized areas and many snowbirds/internationals purchase secondary homes which they visit throughout the year.

Many investors purchase the units and offer them as rentals. The development of private condos is perhaps the only way to expand the rental opportunities as government policies discourage investment in rental properties at present.

Vancouver's construction craze is also hurting other markets in the province. In other centres tradesmen are in short supply and in great demand as building booms unwravel province-wide. Several large-scale projects in Victoria, for example, are held up or have been cancelled due to rising construction costs (in part due to a lack of tradesmen) and a lack of tradesmen.

???

I dont get it. What dont you understand?

downtown Vancouver is an expanding market. Most of the towers that are under construction are already paid for - with tenants! There is so much demand, that prices are at a premium.

there is plenty of people (and investors) in Downtown. that is why there are so many announcements and construction.

I'm glad to see the Melville rising steadily. I'm really interested to see what that metallic spire will look like in reality once it's finished. At least it will be done this year so I don't have to wait too long.

well it looks like there are 37 or so now, so another 5 plus the soft icecream cone looking crown and it'l make a pretty decent impact on the skyline, especially if that crown is lit up

ps does anyone have a recent picture of the impact on the skyline from the lionsgate/westvan direction? I think that is where it will have its greates impact. If so please post.

I just thought this thread needed some updating. Here's a fairly up-to-date list composed by and regularly updated by Hed Kandi in the Western Canada sub-forum...

For the third consecutive year, Vancouver is the top-ranked North American city -- and third overall -- in a worldwide quality of living survey by Mercer Human Resource Consulting.

Zurich tops the list of over 350 cities, scoring 108.2, followed closely by Geneva (108.1) and Vancouver (107.7).

The survey is designed to help governments and multinational companies place employees on international assignments. Each city is based on an evaluation of 39 criteria, including political, social, economic and environmental factors, personal safety and health, education, transport, and other public services. Cities are ranked against New York as the base city, which has an index score of 100.

- Vancouver is 'best place to live' -

Vancouver is the world's best place to live, a survey by the Economist Intelligence Unit (EIU) has found. The EIU ranked 127 cities in terms of personal risk, infrastructure and the availability of goods and services.

All the cities that fell into the top "liveability" bracket were based in Canada, Australia and Western Europe.

The worst places were Algiers in Algeria, and Port Moresby in Papua New Guinea because "many aspects of daily life present challenges", the EIU said.
