You are correct, however, our zoning will NEVER (in my lifetime) allow for the density that can support a REAL rail system. And the voters will never pay for rail to an area that should be dense, but isn't. The cost is staggering considering the ridership numbers.

Easy fix, lets just rezone parts of the urban core to fulfill the Imagine Austin directives. That will give us the density we need to make rail work.....oh wait.... Poor Adler, he tried his best. But honestly, Codenext would not have made a REAL difference to density. The urban core of Austin is destined to be more affluent, more new SF $1M homes, and more white, much like a tony enclave on one the E or W Coasts.

The ANC (a few older, white, relatively rich people) is far too powerful to EVER let this happen. Look at what recently happened to the Shoal Creek NP. We are stuck with the zoning we have for the foreseeable future. The NIMBY's have made our bed.......so to speak.

Isn't the site plan for this expected to get approved and released within the coming 60 days or so? I thought I heard or read "October" as a target for approval.

The site plan does appear to be on track for approval in the near future. The density bonus they received this week was the last big hurdle. BUT the hotel is still open and there have been no Demo permits filed for the site yet.

New or not, those are some fantastic renderings. I'm liking this building more and more every day.

Also, when i was driving up mopac towards DT today, I realised just how dominant this is going to be in the skyline. Add ~150 feet to the Independent...

The Crown is simple but nice, but I really like the peek-a-boo just below the top of the crown on the south side. And that top rail looks like it could accommodate a roof top observation deck. I'm in extreme 'like' of this building.

I think the first rendering is new, I haven't seen it, but I know we've seen that 2nd one.

What I notice that is different is the first one is grey.

Speaking of the Extended Stay, they are selling rooms that are not refundable from late February to mid March. I wonder if this means the demo isn’t until after March or the hotel is being scummy.

The hotel is scummy, but for other reasons. I really don't think they know when they are closing, and a no refund policy around SXSW isn't an unusual hotel practice as far as I know.

I don’t blame hotels for being non refundable during SXSW, keeping profits up even if there are no shows, but I do think it is odd for a hotel that is pretty much confirmed to be gone soon is selling non refundable rooms. If the Extended stay were to be demolished before SXSW what would happen to those who booked during it. They show up to their hotel and see it’s literally a pile of rubble or they are informed the hotel is now gone and don’t get their money back for the room they paid for.

I'm pretty sure the hotel would rescind the no refund policy if they get a closure date before SXSW. I can only imaging the online reviews and photos by people who showed up to a pile of rubble.

Now we wait for Lincoln to announce a ground breaking. They still have to file some permits for demo and the actual construction. But those are minor and relatively quick to get approved compared to getting the approved site plan.

Isn't Lincoln trying to get the 47 story building on the park going before this one? Hope they push both fwd as fast as possible.

They have stated that this one is priority over the Republic tower. Of course, pre-leasing agreements could change things.

Now that they have added more info to the site plan, I've noticed they have done something I haven't come across before.

The site plan was split into two phases to fast track the project. Phase I is for the hotel demo, excavation and construction of the underground parking levels. Phase II is for the tower, and I don't believe Phase II was approved yet. Normally projects that are fast tracked have two site plans like this filed in the early stages of the project like with Block 185, Block 71 and Third + Shoal. This is the first time I've noticed this being done at this point. But this is good. They can now begin demo and excavation before the tower site plan is approved. I really think this should be getting underway soon because the demo is permitted. It would make no sense to do this unless they were planning to start very soon.

The demo permit in my previous post was approved already, and an obligatory building permit was filed after that. Any day now we should be (hopefully) hearing about the ground breaking.
