Open / Green space is rare in any neighborhood, and I empathize with those who are seeing theirs be removed. However, business is business and there's no getting around it. A minor shame.

That video is pleasantly surprising. I was expecting it to be kneejerk nimbyism, but instead pointed out the flaws of the 1961 rezoning in eliminating the setback requirements of the 1916 zoning code and in instituting the plaza bonus which has the effect of creating deadspace at street level.

^Well said. I agree but the only thing I didn't like was the "sunlight invites people out of their homes" garbage.

Permits were first filed in 2011 and issued last week for a 36-story mixed-use building. The through-block lot between Second and Third avenues, once home to Ruppert Playground, will sprout a new building with 231 units.

Handel Architects is the architect of record for the development; there will be 304,825 square feet of residential space, 33,465 square feet of commercial space and 46,010 square feet of community facility space. A $32 million school for children with learning disabilities will anchor the tower, the Wall Street Journal reported. The apartments will start on the eighth floor.

It sucks that the NIMBYs shrank this tower from over 500 ft. to just under 400 ft.

In any case, this condo should do very well, especially given that a new subway station will be just around the corner.
