New downtown apartments headed to 7th & Broadway

A preliminary approval was given on Friday to add a seven story building above the eight story garage located at 7th Street and Broadway, coined the '7th & Broadway Overbuild'.

111 new apartments are planned for the location.

The project still needs to receive final approval from the Urban Design Review Board.

This building was first proposed in 2003, but was not fully built. The parking garage base was completed in 2003, and another 3 floors of parking was added in 2010. Here is the original drawing:

I'm sorry for you Cincinattians(?) who would've liked very much to see this taller and much more so.

The facade above the podium carried *at least* another, say, 50 to 60 floors would've made a keen new tallest.

UDRB gets first look at 111-unit overbuild of 7th and Broadway garage

Developers NorthPointe Group and North American Properties want to add seven stories to the eight-story garage, increasing the building's square footage by more than 120,000 square feet. Apartments would range from 600 to 1,700 square feet and would be available as studio, one-bedroom, two-bedroom, and penthouse units.

Designed by John Senhauser Architects, the L-shaped addition would be built of steel frame construction, clad with glass curtain walls and lightweight ridged metal paneling systems. The cladding would be extended over three floors of the parking garage, helping to "animate" the façade and unify the building's look.

Broadway apartments now shooting for Jan. start

NorthPointe Group and North American Properties had planned to start building 111 upscale apartments at East Seventh Street and Broadway this fall, according to Rick Kimbler, principal of NorthPointe Group. However, City Council recessed in June without voting on a contribution toward the project.

City officials have now proposed putting $3.5 million from a tax-increment financing fund toward the $22 million project – a proposal that could be voted on by council next week in its only meeting before September.

In addition, Kimbler said, there’s now a four-month wait on steel beams as construction picks up regionally and nationwide.

We have about 1,100 units that are supposed to start construction in downtown alone between now and February, so I can understand the shortage. But still, January can't come soon enough!

Construction, which started this month, is expected to take 13 or 14 months, depending on the weather. Residents are expected to start moving into the units in early 2015.

I'm so happy to see this rising. Senhauser does awesome work and I can't wait to see how these turn out. I think it'll also be good in bringing the empty-nester demographic back to Downtown and help other developers design for them in the future.

Agreed, Now we just need to get the tower at 4th and Race going. The amount of construction going on downtown right now is pretty impressive.

I don't have any pictures, but the building has topped out. It's looking like cladding and windows are about to be installed soon. It's quite a bit bigger than I was expecting it to be.
