Skyline Apartments on Federal Way next to Post Office. Some renters will have a great view of the foothills, especially with the golden sunsets we have.

Here are some additional images from the cities work session agenda today. There are more images within the link. This project at full build out will create a nice urban niche on this side of far downtown. Couple this with the CWI (maybe?), Adare, and even the new ball park development.

Also, I was out in Caldwell last night and drove by the new Cruzen-Murray Library project at the College of Idaho. Its looking good and is receiving it's exterior skin.

Would really like to see some sort of public square and fountain on the Whitewater Park Project. That parcel is the geographic heart of that entire side of downtown, and it needs to have a sense of place, which I'm not seeing yet in these renderings. The 29th St extension doesn't even appear to sync up with the rest of 29th. If it won't be possible to either continue north, or go south from 29th into this property it really has no purpose.

Anyone catch the light rail icon on Whitewater. It will eventually come, and that is precisely why there needs to be more of a pedestrian focused central core and street access. It's already semi-permeable which is good. This property needs to be "The" stop for west downtown, and actually a grocery store is probably better suited for a parcel that abuts the connector so all of the large shipping/receiving can be completely hidden without large walls.

The anchor property could be the CWI property but only as a mixed used development not as a daytime commuter junior college. If retail, especially a supermarket is going to work then more people have to live in the area. Lots more. No way is CWI going to provide that and most of the rest of the empty land in the area is too small to add to population density in a meaningful way.

Not unless P&Z changes the parking overlay from P2 to P1.

FWIW, CCDC probably has a decent bank roll for the 30th St URD already. Has anyone put forth any ideas for what to do first? Parking garage maybe? With frequent shuttles to the CBD?

Thanks for the updates and recent postings folks, and the great pictures again Sawtooth and AB.... this next wave has got me stoked!

With the West End and Ball Park proposals it seems a no-brainer to adjust the Circulator's initial route....

Anyone know the status on that apt. building that would take up the block Urban Ascent is on, or am I making that one up?

FWIW, CCDC probably has a decent bank roll for the 30th St URD already. Has anyone put forth any ideas for what to do first? Parking garage maybe? With frequent shuttles to the CBD?
Agree that CWI will be a nice piece of the puzzle, but due to the nature of the land use also think it will be rather dead in the evening. Even giant BSU becomes a ghost town all summer for the points you mentioned. Hopefully the large area of the college fronting the river will be treated as more of a public amenity.

And yeah, I don't think a grocery store would work in that area without a large surface parking lot. A walmart neighborhood market would probably work as it could lure all of Garden City. The Cash and Carry on the other side of the Connector has somehow survived for decades, and is in an even more isolated location.

Options for using URD funds is pretty limited considering the run-down or completely vacant nature of the area. A parking garage is a good option since no developer wants to pay for parking, and it could spur investment. I think the transition of the area needs to start close to the river. Does the City own the old Goodman Oil property? For some reason I think they do. If so, before they sell it off for another debacle like the dentist office and suburban mountain lodge they let get built on Whitewater and Main, it'd be interesting to see what could be done to that property to prepare it to be a notable greenbelt eat and drink spot that is painfully missing so far. It's so premature though, it's hard to imagine anything working.

They are into full production of construction drawings and either have or will soon submit drawings to the city for review and building permit.

The Goodman Oil property is in private hands, the Yanke family if iirc.

Yeah, somehow the ball needs to get rolling. The Local Construct project might be a catalyst, but it needs something else.

They said one year of project development, construction drawings and city review process with the intention to break ground next fall. It would then have a 18 month construction schedule. They stressed that the proposal as is, is the ideal version of the project, subject to change due to feasibility, finances, market etc.
