Thanks for the update. At first glance I liked the new design. Thought it looked "cleaner" looking. The more I look at it though, I'm not so sure. I like the roof overhang on the previous rendering.

Also, it appears a brown/tan to me. What is with this city's obsession with brown buildings?

New Mixed Use Development on State Street

Continuing my journey through the Planning and Zoning commission's most recent meeting, here is a new development on State and Fargo! Render by Hillside Architecture.

Perspective of development from State

Seems like it will have 33 units with the majority of the first floor being composed of commercial space. Great to see some more development along State Street! Makes me even more excited to see what comes after the new zoning code goes into effect.

Honestly I have no idea , in the source images on the youtube stream of the meeting, the original design looks like it had brown accents. We really have a bit of an obsession with brown, and generally flesh colored buildings . Honestly I do still prefer the brown in the OG design over the grey that the new design has though.

Federal Way Making way for more apartments!

Alright for my last post of the day for my expedition through the most recent city government meetings, I bring you this new 5 story development off Federal Way and Kootenai. Renders below are all by Cushing Terrell and Hawkins Companies.

This one seems super cool! I love the design with the walk-up units and with 120 the density is amazing . Plus the bench is an area I really want to see densify more in the future, it has alot of really great potential to be an even more amazing neighborhood.

Looks like they are going to start on the main tower soon. I believe floor 7 is the final level for the parking garage structure. The tower is really going to shoot up now!

Thanks for the updates Tensei. We tend to only focus on downtown in this thread and there is so much going on all around the city.

Looks like another rooftop restaurant and bar is coming to downtown. I like how the article mentions "within a mile of Boise's convention center". This location is less than 2 blocks from the convention center.

Looking forward to that parking lot filled in with a highrise hotel and the potential new tallest on the Front Street side of the lot.

Downtown's pedestrian traffic has increased a lot with the addition of the impressive number of apartments that have been built. Our convention business has grown in tandem with out of towners visiting for meetings. The addition of the new hotels under construction and this new announcement will only increase the tourism and convention industry.

The already bustling pedestrian foot traffic will increase even more after 12th & Idaho and the other downtown apartments under construction are completed. We have the reputation of having the most vibrant and pedestrian friendly downtown between Portland and Denver. This reputation will only increase

I couldn't find anything specific looking through the city's public documents , but I did find that in the permitting document the city made back in 2021, it says that Hovde only has until December of this year to begin construction. So we will either see ground breaking soon, or at least we'll know for sure it's not being built. Would be sad if that was the case though, it would've been a really nice looking building for the skyline

There is a more recent permit from October of 2022 that changed the height from 19 stories to 23. I believe this gives them basically all of 2024 to get going on construction. A lot of major construction projects downtown have experienced slow starts often because of the cost of supplies. The groundbreaking of 12th and Idaho was anticipated to happen in the summer of 2022 but instead didn't happen until January of this year (if I am remembering correctly).

The issue in the Boise market is less building costs and more financing costs.

The 12th & Idaho project broke ground last September. There was a race to break ground on these two projects... one turned dirt, the other didn't.

Key thing to watch with Ovation is if a demolition permit is filed for on the existing building. Until that happens, there's no concrete sign this project will ever happen. The project's design review permit is valid until October of 2024 -- but these are routinely extended so that's not really a firm deadline.

Just heard that the new passenger garage at the Boise Airport will have its grand opening on August 22nd.

The employee parking garage is well underway. Not sure when the rental car garage will break ground.

OH I had those garages mixed up. I thought the other garage being built now was the rental car one.

found this aerial image with an angle of downtown i hadn't seen before. not sure how old it is... a photo from later in the day would've made the view of the CBD a little clearer.
