It's about damn time. I remember when the last lofts project in that building failed over a decade ago. I think the time is right this time around.

Pretty sizeable crew and a few small pieces of machinery on site early this morning (~7:00). They've cleared the front of the building of all the trees and vegetation.

Photo that I took Friday evening. The entire interior is gutted, I'd imagine that they'll start framing the addition soon. I noticed that the structural steel beams at the corner of the building where the fire happened were sagging inward quite a bit. Don't think this building would have had much time left if they didn't do this.

That doesn't look safe at all. What are they actually saving? Just demo it and build a modern building.

It looks like the whole thing is made of steel. The brick is just a shell.

A modern structure where the beer and liquor store currently sit would be much better.. I think this project is going to be great..

Most of the brick looks like it's in good shape. It's definitely been far too long in happening, but I think this will be a great re-development.

This seems to be ticking along nicely: a lot of framing has been completed in back, and new supports have been added to the existing steel beams.

I didn’t notice this at first, but the twitter link that MeIsThomas posted a couple of weeks back said “Rental units; no retail.” I was under the impression that there was to be a commercial unit on the ground floor (and that it was not known whether it would be retail or not). Is that not the case any longer?

This project really needs to have retail. Dundurn is really becoming a decent commercial street and having such a long frontage without retail would be damaging to the retail environment.

I couldn't agree more. The length of the frontage is key, and losing that much potential retail frontage (forever?) could ruin Dundurn's chances at becoming a thriving commercial street.

This is a real head-scratcher for me. What I surmise is that the project never included retail- is not zoned for that, and never had it as part of the proposal- but the developer alluded to the possibility to make some people more comfortable with the redevelopment, which might otherwise have been more vehemently opposed given its impact on its neighbours. Did the application the city approved include a commercial unit? I guess not. The only reason retail came into it was the developer's grandstanding about a "class A tenant." Now, we quietly learn that it's not part of the plans, and this will be a single-use apartment building on a huge frontage of what should be a commercial street.

As an aside, the senior citizen mentioned in the article is my neighbour. He's pushing ninety, and will likely not be able to return to his home because of his injuries. I am not sure what consequences if any there were. Very sad thing to happen.

Progress continues with interior framing shaping up. Looks like an added floor as well... I wonder how they will finish the exterior for the extra floor.

Looks more like a mechanical penthouse than an extra floor, so it'll probably just get some kind of metal cladding.

IIRC they are actually planning on adding 3 (I think) more storeys.

The addition is just a mechanical floor. There was suppose to be a 2-floor addition, but the city wouldn't allow it.
