In any case, this looks amazing. It's hard to tell from the renderings, is it entirely a covered glass outdoor mall or are there indoor passages as well?

I think there was also a mention of a London Drugs going into this development. Is there an actual start/finish timeline? And where in the renderings would rental housing be built?

I do hope the blocks across the street where the tunnel portal is will get rezoned as well.

I take it that the "wavy" roof feature is what jlousa talked about when he said that the similar motif on one of the early convention centre plans would appear elsewhere soon.

Yes there are limits to the amount of retail allowed in an area, it is up to the city to issue a development permit, if they feel an area is over saturated and that by allowing a big box that it will kill off the other retail they won't allow it. The acutally numbers were posted ages ago by me somewhere, pretty well between the Oakridge expansion and the new Canadian Tire, there was very little left, not enough for a walmart, now with this project that amount will be down to practically zero.

The glass canopys will most likely see some modifications so don't get too excited yet, besides they aren't the first project to have them, Woodwards will have a large glass covered atrium as well.

I expect this project to remain pretty close to those renders and it will probably start sooner rather then later. Also Oakridge isn't sitting still and is gearing up as we speak. I'll let Leftcoaster touch on that one if he can, I have a feeling he might know something.

^ out of curiosity, how often are these retail development permits in certain areas/zones updated? Surely, they couldn't have been using the same numbers as say, since the early 1990's.

The numbers are updated when there is a need to, in the case of a large new project they will undertake a study to see the demand and supply in that immediate area. The Walmart/Canadian tire applications triggered the study for that area just recently. This isn't really my area of expertise, perhaps Officedweller knows the details on that subject better then I do.

^ it's SE. The "street" in the second rendering isn't a street/Marine Drive, it's the new bus loop for Marine Drive Station.

It is the old ICBC site, the second pic is looking northwards, the busloop will be to the south of the development, if that helps.

Thanks guys!

The wide road in the second pic immediately jumped out at me as SE Marine Drive. After further reflection, the only vehicles thereon are all buses.

You wouldn't be able to build anything near this scale across the street. Even this is going to take some work to get it thru, but I'm sure they're up to it.

I think the project overall is fantastic....though one thing I'd like them to change is the charcoal grey wall on the podium's facade. It might look alright in the renderings, but odds are when it actually does get built....not so much.





Of course, this is probably far from being the original design after the City has its way with it. But, just pointing it out.

One can go high and imagine.


Realistically, some condo towers with podiums having street front retail would be nice.

that charcoal grey on the top i don't like. but the entire project is quite ambitious, and it looks like it'll transform the area. i wonder if that ugly blue building across the street will be demolished and something better built.

Thanks for pointing out the new renderings and public info jlousa, greatly appreciated. Looks like an interesting development and strangely reminds me of a block in Shanghai where I went to this club for rich kids... called "Richy's" no less.

also I know the theaters at oakridge is a lcoation the company would love to replace/move!

so my money is on the theaters vacating the soon to be reno'ed Oakridge mall and scooting down the hill to a built-to-spec space aka silver city if you will.
