Arnold II

A second phase to the Arnold, which will be located across the street (1614 East 6th St.) is under development. 5-stories and 112 units.

Phase I of the Arnold brought 364 units to the market.

Industrial-Chic Office Space Osten Hall Headed to East Sixth

As Austin’s urban core shifts eastward, real estate development directly east of IH-35 has never been hotter.

The latest addition to the gateway of East Sixth is Osten Hall — which may or may not be a working title at this stage — a warehouse-inspired five-story creative office space planned by Endeavor Real Estate Group one block east of the highway at 901 East Sixth Street. The address, across from Encore Records, is currently occupied by a parking lot and recently razed warehouse.

Loving all of the new office space proposed and U/C on the eastside. It's interesting that all of them need a little more height in order to make the five levels work when including workable retail space on the ground-floor. We all know there is nothing magical about 60' and I'm hopeful that we notice this sooner rather than later as our corridors are dying with boredom of repetitive 60-footers. This height works fine for MF-6 (which the LDC actually allows to go to 90') but for all of the categories where we want ground-floor retail we limit them to 60' (think VMU, TOD, CS and others).

Mayor Pro Tem Sheryl Cole had a resolution ready a few years back directing the City Manager to look into what heights these zoning categories should be allowed to go to. Alas, it was squished by everyone saying "it will be handled in CodeNEXT". We'll know soon whether or not it will be corrected--let's hope it will be (draft code comes out on the 30th--READ IT!).

^^^ Wow! Notice that they, like Transwestern before them, decided to only go four floors. It's a good looking building. If anyone has a pulse on when they break ground please share.

Millennial renters and single-family home rehabbers were moving in and gentrifying the predominantly Hispanic neighborhood. The Lance Armstrong Foundation’s move into a converted East Austin warehouse had also generated interest among creative companies looking for new locations.

That street is bound to explode one of these days, in spite of protests from folks in newly built homes who hypocritically cry foul while pointing to questionable traffic counts...
