Well, the market is a much larger hurdle than land use permitting for most projects. That assumes you're not going for a rezone or major variances. And of course they'll need to design the other 95% of the project (beyond the concept, plantings, and pretty pictures), figure out what it costs, find out what interest rates will be around groundbreaking time, etc.

Update on the status of Bellevue Center:

Beacon moving ahead with 2nd office tower in Bellevue

A new city report states that Beacon Capital Partners is moving ahead with the second of two office towers it's planning in downtown Bellevue.
Architecture firm NBBJ, which is designing the project that Beacon is calling Bellevue Center, has applied to the city to have the design of the second tower reviewed, states the land-use bulletin that the city published Thursday. Bellevue Center is at 10833 N.E. Eighth St., just west of the Bravern mixed-use project.
The second tower will be 18 stories and have 430,000 square feet of space, according to the bulletin. There would be seven levels of below-grade parking with 900 stalls. The tower is smaller than what Beacon had been proposing. A previous marketing flier had stated that the second tower would be up to 630,000 square feet.
City officials already are reviewing the land-use application for the first tower, which is 24 stories and will total 572,000 square feet. If it's built, it will have windows that building occupants could open. City officials believe this would be a first for an office high-rise in Bellevue.

Church’s prime property in downtown Bellevue sells for $30 million

A group called Plus Investment USA on Monday acquired the First Congregational Church’s property in downtown Bellevue, according to public records.
Plus paid $30 million for 1.6-acre property, 752 108th Ave. N.E. The property is zoned for high-rise development.
Public records list Gang Liu as the chairman and director of Plus, and Kevin Corbett as president, secretary and treasurer. Plus’ address is in Bellevue.
Plus’ plans for the property were not known. Plus officials could not be reached.

Buyers pick off florist property in downtown Bellevue

A strip mall in downtown Bellevue that houses a florist shop and other small businesses was sold for $15 million Wednesday, according to public records.
A limited liability company whose members are Xiao Wei Yang and Run Xiang Wang bought the 200 Plaza property from a group that includes Jerome and Judith Alhadeff.
The corner property at 206 105th Ave. N.E. measures nearly three-quarters of an acre, and houses several businesses including Lawrence the Florist, Bellevue Fireplace Shop, Omega Photo & Camera and New Dimensions Frame & Mirror.
Last summer a small property in the same block, which is zoned for high-rise development, sold for $808 a square foot for the land. That shattered Bellevue's price record. The per-square-foot price for 200 Plaza works out to $482 a square foot.

Bellevue leaders pushing to make Tateuchi Center reality

For decades Eastside leaders have been dreaming of a performing-arts center in downtown Bellevue. Tuesday morning at the Bellevue Downtown Association breakfast, Mayor Claudia Balducci told attendees the Tateuchi Center is still a priority for the city.

In a state of the city address, she said, Bellevue “should expect to see a great crescendo in momentum for the Tateuchi Center this year.”


The 2,000-seat performing-arts center, proposed for the corner of Northeast 10th Street and 106th Avenue Northeast, has raised $63 million of its $160 million goal.

The city has contributed $2 million toward the design and construction of the center. And in February, it partnered with the Performing Arts Center Eastside (PACE) to work on developing a public-private partnership to complete the center.

In answering a question from the crowd, Balducci said the prospect of public funding for the Tateuchi Center is possible.

Other projects indicated as priorities for the city this year were:

• Transportation: Moving traffic out of downtown and into the Bel-Red Corridor with the Northeast Fourth Street extension project and the extension and widening of 120th Avenue Northeast. Deputy Mayor Kevin Wallace also urged attendees to push the Legislature to pass the state transportation legislation to improve conditions on both Highway 520 and Interstate 405.

• Light rail: The city has $1.5 billion budgeted for construction activity in Bellevue over the next eight years.

• A public presence on the waterfront with Meydenbauer Bay Park.

• Completing the Pac-Man, partial circle, in Bellevue Downtown Park by 2018.

$1.2B Bellevue Collection expansion:

Kemper Freeman Jr. said his company's equity partner on the 2 million-square-foot expansion of the Bellevue Collection complex will have a minority stake in the project.
Freeman talked about the financing and other aspects of the project Friday, just before his Kemper Development Co. showed the project's glitzy presentation center known as The Studio to news media people. The Studio will open to the public June 1.

The expansion will add about 400,000 square feet of retail, restaurant and entertainment space; 700,000 square feet of office space; 500 apartments and two hotels, including one that Freeman said will be downtown Bellevue's first five-star property. The expansion of the downtown Bellevue complex will cost $1.2 billion.

The project also will have 3,700 free parking stalls in two underground garages on either side of Bellevue Way. Excavation will go down six stories, and is so immense that Kemper Development, at the city's suggestion, will dig the hole on the east side of the street first and then shore it up before getting too far along on the other one. Freeman said city officials expressed concern about digging the two pits simultaneously because "maybe the street doesn't stay where it should."

I'm actually just in the Petroleum Industry lol. For me, its a hobby and I also love architecture and cities as well. A good friend of mine does architecture over at NJIT and he's the one that got me into it. I like the whole notion of city building and I tend to travel a lot and enjoy when cities offer something new.

Note: Another Marriott coming to Bellevue. This is different than Marriot in post #714. The other Marriot is taller where as this is a mid rise.

Development group proposes Marriott AC Hotel downtown

AC Hotels owns around 80 properties in Spain, Italy, France and Portugal. Through its joint venture with Marriott, it has now expanded into North America, "expanding Marriott's reach to an under-served $2 billion customer base."

Property owner FPG Development Group lists the Marriott, Hilton and Hyatt as partnering hotels with which it works. According to FPG's website, "The company seeks to develop hotels that many other companies pass up due to the project’s complexities and difficult permitting processes." The development group is based in Palm Beach, Fla., and describes itself as a "fully integrated, privately held, real estate operating company with a knowledgeable and experienced management team."

The hotel will be constructed at 202 106th Place Northeast, down the road from where the 17-story Bellevue Marriott Hotel is being constructed on 110th Avenue Northeast. That hotel is slated to open in the fall, while the Marriott AC Hotel plans to begin construction in September with an October 2015 completion date. An existing one-story structure will be demolished ahead of construction.

Interesting, I wonder if it will face 2nd St or actually face 106th Place NE (which is basically an alley or the westernmost portion of the current parking lot).

Regardless, that's a stock render of one of their other hotels, not of the actual site

The 462K sq. ft. project is scheduled for a December 2015 opening. T-Crow paid $24.1M for the 1.5-acre site last year. According to their release, 929 will be Bellevue's first Class A office tower built under the new energy code.

The two on the left are phase 2 of a much larger development, and won't start for a year....phase 1, two 450' towers, broke ground today across the street from those two.

Yes, my signature is pretty much universal truth!

And Bellevue is on a hell of a roll again. Even with light rail something like seven years out.
