OK this is a little strange.

After the intro, click portfolio.....what do you see?

That's not the 5th & Columbia Tower. That's a residential tower designed for the corner of Wilshire & Hobart in metro L.A. If you look under residential projects on the same website, it's listed there.

It's also listed on in the L.A. Metro thread, under proposed projects:

Somewhat similar, but the one in L.A. is basically just a box.

The Seattle tower is most definately not. Plus its an office bldg. and does not feature balconies.

Some more renderings and the project schedule and stuff...

Expected Schedule of building:

January 2008 - Issuance of revised Master Use Permit by the City of Seattle
April 2008 - Demolition of administrative building will commence
June 2008 - Excavation will commence on the site
August 2008 - Construction of underground parking facility will commence
July 2009 - Construction of High Rise portion of project will commence
July 2010 - Completion of Office Building and tenant move-in

Facts and Figures:

* Fifth & Columbia is the first high rise to be designed to meet the Gold LEED certified rating for "core and shell and interiors" in Seattle
* The cost of foreign-sourced materials represents less than 5% of the cost of the construction of the Tower itself.
* The "faceted" frame of the Tower will contain roughly 20% less steel than would a conventional perimeter frame - saving approximately 25,000 tons of steel.
* Each triangle in the faceted is fifteen stories tall, or 165 feet.
* Daylight sensors to control lighting and reduce energy use
* Over one mile of glass office fronts
* Over 90% of structural steel contains recycled material
* 15 passenger elevators
* Wi-Max enabled building
* 2,000 low energy light fixtures
* Over 10,000 ceiling tiles with recycled materials
* High-speed fiber optic data transmission - 10x faster than most buildings

I do not understand the praise this building has attained for its design, for it is merely avant-garde angling of steel sheathed in attractive glass. However, it is interesting nonetheless, and it possesses the possibility to look very handsome in the skyline.

^^ The base was designed to minimize the impact of shadows on the near by Rainier Club and First United Methodist Church. It will have a "living" wall on the Columbia street side which I'm guessing would be a wall full of ivy and such to filter out excessive water when we get one of those Northwestern rainy days.

Update:

The building that occupies the location of this tower is basically all demolished. One step closer to moving this thread to the 'Skyscraper Construction' section!

Isn't the parking portion supposed to start this month?

Edit: n/m, pushed back an entire year to 2011.

2011 will be big for high rise openings in Seattle

If Wamu gets bought out, I suspect this one is going on the back burner. There's gonna be too much office space available.

WaMu GOT bought out, for pennies to the dollar!

Unfortunately, Im sure this wont get built now - it was announced that JPMorgan is going to sell the WaMu Center and largely vacate WAMU tower. That's at least 1.3M sq feet dumped into downtown's market.

Yeah, they said on the news that the percentage of vacancy rate was going to go up 2% just because of the sale.

We still have the Smith Tower too which also has a lot of sq. footage vacant. Man oh man, something needs to get done before more proposals are put on hold [or canceled].

The is the first rendering animation video that I can think of seeing that actually shows the glass how it will look in reality, waviness and all and not suggesting the building will be glazed in 3/4" bulletproof German glass like most renderings/animations. Thumbs up to the architect and renderer for being honest.

FYI, I was just in SeaTac the other day and saw some models of this building's design evolution as well as one very large model of the final design. If I remember correctly, it was near the security line for Terminal A. There were models and renderings of other buildings as well but this one seemed to be highlighted.

Cool video, thanks for posting

However, Seattle's office vacancy rate is at historic highs right now due to Wamu's collapse...I just don't see this getting built unless the demand for LEED Gold office space compels some companies to move there
