Yeah. They've been snatching up lots for a while now. Many Chinese developers are doing so too.

Theres also could be a possible change to the law regarding capital gain taxes that could spur mant more towers down the line: http://forum.skyscraperpage.com/show...&postcount=141

Found in the affordable housing thread in city discussions.

Is this the lot?

Please do not tell me anything will happen to the building on the left.

Thats the academy of dramatic arts at 120 Madison. I think the lot is behind it.

126 Madison: https://www.google.com/maps/@40.7455...zfHw!2e0?hl=en

It could be that all of those lowrises will be demolished to make way for the tower. Where one side faces E 31st and the other E 30th.

Yes. As Chris noted, the beautiful Georgian building (120 Mad) is landmarked. The developer owns 126 Mad, which is between it and the "Tasty Cafe." Presumably, it will get, at a minimum, the filthy little Tasty (misnomer per se) Cafe next door which is No. 128. The bulk of the tower will sit between 30th and 31st, just west of Mad., but there will be a small Mad Ave footprint so that the address can be used.

I like it!

Is it still ~830 feet? It reminds me of a mini Chow Tai Fook Guangzhou .

Better image

Revealed: 126 Madison Avenue, Aka 15 East 30th Street, 730-Foot Condomium Tower

126 Madison Avenue, image by Handel Architects

NIKOLAI FEDAK
MAY 26, 2015

Quote:
Back in late April the Wall Street Journal posted a sliver of the rendering for 126 Madison Avenue, a 47-story residential tower which is being developed by Fosun Property and JD Carlisle at the northern edge of NoMad, on the east side of 30th Street and Fifth Avenue. Now, YIMBY has the full image for the skyscraper, as well as another perspective, giving a much better idea of the 730-foot project’s eventual impact on the Midtown South skyline.

DOB permits for the building were first filed back in September, but have subsequently been amended for a slightly shorter building. The initial height of 825 feet has seen an apparent 95-foot downward revision, but even with the loss, the building will be one of the tallest residential structures in Manhattan.

Handel Architects is designing 126 Madison Avenue, and the facade will be glassy and sleek, with an angular roof capping the project. The building will also be very slender, and the site’s zoning diagram better illustrates the configuration of the tower and base. The structure will have 180 condominiums with a total area of approximately 350,000 square feet, and was originally filed under the address 15 East 30th Street.

126 Madison Avenue, zoning diagram, 31st Street at top and 30th Street at bottom

The rest of 30th Street is also booming with new development, starting with the Hudson Yards on the Far West Side. Moving east, a condo project is in the works at Alchemy’s 846 Sixth Avenue (located on the southeast corner of Sixth/30th Street) and hotels are planned at 1221 Broadway (the southwest corner of 30th and Broadway, to house the Virgin Hotel) and just across the street from 126 Madison, at 16 East 30th Street.

The list includes buildings closer to the height of 126 Madison Avenue as well, with similarly-sized projects planned at 281 Fifth Avenue, on the southeast corner of 30th and Fifth, and possibly the old Bancroft Building site, which spans to the southwest corner of 30th and Fifth.

As for 126 Madison Avenue, Crain’s reports, “construction on the building will begin by the end of the third quarter, and the tower will likely be finished by 2018. Sales will begin in the third quarter of 2016.”

Near ESB proposals never seem to be able to break the ~700 range, something in the mid 800s would have been nicer. Empire State could use some taller company.

It'll be a nice addition nonetheless.

Hi, Chris.

Where did you get that info from? Fosun's recent press release, from which I obtained the image, states that the tower will be 800' tall.

I based it from the DOB diagram in post #21. Shaded portion.

Are you allowed to post the Fosun diagram? I know there are insider rules but if so share the love.

I'm assuming the 730 height was due to the revision.

Hi, Dude.

I missed this. I got the image which has been circulated from Fosun Property's website. That site describes the tower as 800'.

According to Fosan's website, this tower will be 800 feet tall. This article from the Chinese media confirms that.

Moreover, this article also alludes to A LOT more Chinese funded towers coming to NYC.
